Assisted living

Senior living marketing that fills apartments with tours, not just leads

A family choosing assisted living or memory care often tours more than one community, compares care levels and costs, and often decides over months. We plan your search ads, Google listing, social ads and email around that cycle, around the apartments you have open at each care level, and inside the housing and health ad rules that apply to senior living.

  • 1,600 to 2,400"assisted living facilities near me" searches every month in the Charlotte area, October 2025 to September 2026
  • 3,600 to 210"memory care" searches a month in the Charlotte area, October 2025 against June 2026
  • $8.38 to $40estimated cost of one click on "memory care facilities near me" in Charlotte
  • 1,300"assisted living charlotte nc" searches a month in the Charlotte area, on average across the year

The short answer

What makes senior living marketing different from other healthcare marketing?

Senior living marketing sells a home with care attached: the family tours before anyone decides, each care level has its own open apartments, and the ad platforms treat a retirement community as housing.

Google lists retirement residential communities among housing ads, so in the US a campaign cannot target by age, gender, parental or marital status, or ZIP code. Meta applies similar special category audience rules. Memory care adds a second limit, because dementia is a sensitive health topic for Google audiences. The plan therefore leans on what people search, where the community is and what the ads say. We run senior living ads, the Google Business Profile, social ads, seo for senior living and family email as one system, measured in tours and move-ins, not form fills.

As a specialized senior living marketing agency, we manage compliant assisted living marketing across local search, memory-care family guides and tour follow-up sized to each community's open apartment inventory.

What senior living communities need their marketing to solve.

These are the pressures we see in assisted living and memory care accounts, from a single community with one building to an operator with several campuses. They are why a senior living plan looks different from a clinic or home care plan.

  • Open apartments, not open hours

A community markets a fixed number of apartments at each care level. Two open memory care suites and a full assisted living wing call for a different budget split than the reverse.

  • A decision that takes months

Families gather brochures, tour, wait for a parent to agree and sell a house. Marketing has to stay present from the first search to the move-in date without pushing.

  • The tour decides

Families rarely choose from a website. The ad, the page and the first call exist to book a visit, and the visit is where most move-ins are won or lost.

  • Several care levels under one roof

Independent living, assisted living and memory care have different searchers, click costs and policies. One campaign for all three hides which level is filling.

  • Housing and health ad rules at once

The community is housing to the ad platforms, and memory care is a sensitive health topic. Age and ZIP targeting are off the table, so search terms, location and copy carry the plan.

  • Resident privacy in every channel

Photos, stories and review replies involve real residents. Nothing about a resident’s health, and no face without written consent, belongs in an ad, a post or a tracking tag.

What families search when they look for senior living, and when.

Monthly searches and estimated click costs for the searches an assisted living or memory care community competes for. The yearly averages hide two very different curves, so the notes below read them month by month.

The near me search never takes a month off
"Assisted living facilities near me" stayed between 1,600 and 2,400 searches every month from October 2025 to September 2026, with its high in March. "Assisted living charlotte nc" held between 1,000 and 1,600. Unlike home care, the decision searches for a community run all year, so the core budget does too.
Memory care and senior living research peak in the fall
"Memory care" reached 3,600 searches in October 2025 and 2,900 in November, then fell to 480 by February and 210 in June 2026. "Senior living" peaked at 3,600 in November and fell to 320 by March. Families start researching when they see a parent over the holidays.
Memory care clicks cost about twice as much
"Memory care facilities near me" starts at $8.38 a click and reaches $40 at the top of the page, against $4.10 to $16.83 for "assisted living facilities near me". Memory care deserves its own campaign, its own page and a budget sized to the suites actually open.

Our approach: it depends, and the data decides.

A single assisted living community with a waitlist and an operator opening a new memory care wing need different plans. Four things decide where a senior living plan starts.

  • Your goals Fill a new building, lift memory care occupancy, keep a waitlist warm or shorten the time from tour to move-in. Each starts with a different keyword group, page and email sequence.
  • Your timeline Search ads and the map can bring tour requests within weeks. A new community’s pages, referral ties with hospital discharge planners and elder law attorneys, and its reputation build over months before opening.
  • Your budget With assisted living clicks starting near $4 and memory care near $8, a smaller budget funds the year-round near me searches first, adds memory care research from October to January, and follows open apartments.
  • Your competition National operators, placement referral services and senior living directories bid on the same family searches. A local community wins on the tour, the staff families meet, the food, the activities calendar and a fast reply.

Data sets the budget by care level and by month, ties every tour and move-in to the search, listing or ad that started it without health details, and shows which channels bring families who move in, not just families who ask for a brochure.

  • Single community

Win the tours within a short drive

The Google profile, a tight search campaign on near me and city searches, a tour page that books visits, and family email that stays in touch until the move-in.

  • New community or wing

Fill it before and after opening

A pre-opening interest list, a model apartment or information center tour, and campaigns paced to the move-in schedule the building can handle each month.

  • Multi-campus operator

Fund each campus by its vacancies

Campus-level campaigns and listings with shared brand standards, and budgets that move every month toward the campuses and care levels with open apartments.

If a senior living community came to us, here is how we would start.

This is the pitch we would give a real client, built for a fictional Charlotte assisted living and memory care community with real search data. The community, its phone number and its website are invented. Sample data shows the kind of results a campaign like this tracks; it is not a client result and not a promise.

How our specialists segment search demand by buyer intent

We would split the account by care level and by how close the family is to a decision, because each group has its own click cost, season and page. Budget then moves toward whichever care level has apartments open.

How our negative keyword governance protects the budget

  • Nursing home and skilled nursing searches
  • Caregiver, nurse and community jobs
  • Low income and subsidized senior housing
  • Other communities’ brand names
  • In-home care and home health searches
  • Medicaid applications and state programs

Senior living searches pull in families who need skilled nursing, job seekers, people looking for subsidized apartments and families who want care at home. "Nursing homes near me" alone draws 2,400 Charlotte searches a month at cheap clicks, for a different level of care. Our specialists load these exclusions before launch and review the search terms every week.

How we write and test the Google search ads

The Google listing and the map

Senior living is not one of the categories that can run Local Services Ads, so the Google Business Profile carries the map on its own. Each building, and a memory care neighborhood with its own entrance, gets an accurate listing with tour hours, real photos of the apartments, dining room and grounds, and a booking link. Families read reviews closely, and most are written by a son or daughter. Every reply thanks the family in general terms and never confirms who lives there, their care level or their health. Residents appear in photos only with written consent.

The Facebook ad

An open house gives a hesitant family a low-pressure reason to visit, and a parent a chance to see it too. The campaign runs under Meta’s housing category: every age and gender, no ZIP codes and a radius of at least 15 miles, so the event and the place do the targeting. The copy describes the community and never implies the viewer’s age or memory.

The email

This goes only to families who asked for information, from the community’s own sales system, and it never asks about a parent’s health. A decision that takes months needs steady, useful contact, and every email points to the next visit.

The landing page the ads send people to

A family comparing communities wants to see the place, understand the care levels and know what it costs. The page leads with a tour booking, shows real spaces, keeps the form to a name, a phone number and a preferred visit time, and leaves health questions for the director.

How our team tracks calls, bookings and revenue

  • Calls and tour requestsCalls and forms counted by channel and care level as one event, with no health detail from the call or form attached.
  • Completed tours from the sales systemTours that happened, counted from the community’s sales system and sent back to Google as a plain conversion, only where its privacy review allows it.
  • Move-ins by source and care levelDeposits and move-ins tied back to the first search, listing or ad, so a channel that brings tours is judged against one that brings residents.
  • A monthly report against open apartmentsSpend, tours and cost per move-in next to the open apartments at each care level, so the budget follows the vacancies.

Senior living marketing in Charlotte, community by community.

We are based in Charlotte, where families compare communities within a short drive of a parent or of their own home, and where "assisted living charlotte nc" draws about 1,300 searches a month on its own. Many of those families live in another state, so we target the area around the community, not the searcher’s address, and pace spend to open apartments and the fall research wave. We also work with assisted living, memory care and independent living communities nationwide, as one of the senior living marketing teams that plans from local data; the searches, the state licensing rules and the competition change by market, and the plan changes with them.

Six growth leaks we fix in senior living ad accounts.

When we take over senior living accounts, these are the places we most often find tours and move-ins leaking, and what we change first.

  1. One campaign for every care level

Memory care clicks start at about twice the cost of assisted living, and the two fill at different speeds. We split campaigns by care level and move budget toward the apartments that are open.

  2. Buying nursing home searches

"Nursing homes near me" is one of the biggest and cheapest senior care searches in Charlotte, but it is for skilled nursing. We exclude it unless the campus offers that level of care, so cheap clicks never pass for tours.

  3. Age targeting that gets ads rejected

Senior living ads count as housing ads, so age, gender and ZIP code targeting is not allowed in the US. We rebuild targeting around search terms, radius and content before ads are disapproved or paused.

  4. Measuring brochure downloads

A brochure request is the start of a months-long decision. We count completed tours and move-ins from the sales system, so the account learns from families who actually visit.

  5. Following up once, then going quiet

Families often wait for a parent to agree or a house to sell. We set up patient email and call follow-up that keeps the community present until the family is ready.

  6. Resident photos and replies without consent

A post that shows a resident or a review reply that names a care level discloses more than the family agreed to. We set a consent and reply standard before anything is published.

Questions senior living operators ask us.

How much should a senior living community spend on advertising?

It depends on how many apartments are open at each care level, how fast the community can move residents in and what a move-in is worth over a typical stay. Assisted living clicks in Charlotte start around $4 and memory care around $8, so we size the budget to your vacancies, weight memory care toward October through January, and adjust it as tour and move-in data comes in.

Can we target ads to seniors or adult children by age?

Not in the US. Google lists retirement communities as housing ads, which cannot be targeted by age, gender, parental or marital status, or ZIP code, and Meta applies similar rules to its housing category. We reach families through what they search, the area around the community and what the ads say.

When do families look for assisted living and memory care?

In the Charlotte area, "assisted living facilities near me" held between 1,600 and 2,400 searches every month of the last year, while "memory care" peaked at 3,600 in October 2025 and fell to 210 by June 2026. The decision searches run all year; the research wave comes in the fall.

Can assisted living communities run Local Services Ads?

Not at the moment. Senior living is not among the health care categories Google lists for Local Services Ads in the US, so the Google Business Profile and search ads carry local search. We build a listing for each building around tour hours and real photos.

Do you work with senior living communities outside Charlotte?

Yes. We are based in Charlotte and work with assisted living, memory care and independent living communities across the US. The method is the same; the click costs, the state licensing rules and the competition change by market.

What do you measure besides leads?

Calls and tour requests, completed tours, deposits, move-ins and cost per move-in, reported by care level and by campus, next to the apartments each one has open.
