Real estate agents and brokerages

Realtor marketing that wins listings before the seller calls anyone

A homeowner who searches "home value estimator" costs a fraction of one who types "sell my house", and both may be the same person a few months apart. We plan agent-choice search, Local Services Ads, social ads inside the fair housing rules, the agent’s Google listing and sphere email around the listings you want, and we count signed agreements, not leads.

  • $1.69low end of the estimated click cost for "home value estimator" in Charlotte, against $57.15 for "sell my house"
  • 1,000Charlotte-area searches a month for "realtor near me" from January to March 2026, against 720 in November and December 2025
  • 480Charlotte-area searches a month for "home value estimator", homeowners asking before they call any agent
  • $31.83high end of the estimated click cost for "best realtor near me" in Charlotte, where reviews decide the click

The short answer

What should realtor marketing be accountable for?

Realtor marketing should be accountable for signed listing and buyer agreements at a cost the commission can carry, and for keeping past clients close enough that they call again and send friends.

A lead is not a listing. In the agent accounts we review, budget usually leaks to cheap buyer clicks the portals already own, to cash-buyer searches priced for investors, and to reporting that stops at the form. We plan ads for real estate agents, the agent website and SEO for realtors, Facebook ads for realtors and sphere email as one system, written to the Google housing ad policy and fair housing law, and we measure cost per signed agreement by source.

What real estate agents need their marketing to solve.

These are the pressures we see at solo agents, teams and brokerages. They are why an agent plan is built differently from an apartment community’s or a builder’s.

  • Listings, not only buyers

Buyers are easy to find and hard to keep, because the portals send the same buyer to many agents. Listings are the inventory that brings the buyers and the next sellers.

  • Reaching sellers months early

Homeowners check what their home is worth long before they choose an agent. The agent they keep seeing in that window is the one they call.

  • Winning the agent comparison

People searching for the best realtor read reviews, recent sales and how each agent markets a home. The profile and the website decide it.

  • Ads inside the fair housing rules

Housing ads cannot target or exclude people by protected traits, and words that describe the buyer a neighborhood suits can break the law. Ads describe homes and services.

  • A sphere that keeps sending business

Past clients and the people they know are the cheapest listings an agent can win, but only if they hear from the agent between moves.

  • Leads tracked to the commission

Months can pass between a first click and a closing. Without that link, the budget follows the cheapest leads instead of the listings that paid.

People choose an agent in winter, before the spring listings
"realtor near me" ran at 720 Charlotte-area searches in November and December 2025 and 1,000 a month from January to March 2026. "real estate agent near me" went from 210 in December 2025 to 590 in January 2026, and "realtors charlotte nc" peaked at 1,300 in February and March 2026, against 720 in August and September. The agent search budget belongs in the first quarter, not in the summer.
The same seller costs less the earlier they search
"home value estimator" drew 320 to 480 Charlotte-area searches every month at $1.69 a click at the low end, and "what is my house worth" 140 at $1.95. "sell my house" starts at $57.15 and "listing agent" at $30.68, where cash buyers and lead sellers bid too. A homeowner reached at the value stage costs less than a thirtieth of one reached at the selling stage.
The "best realtor" searches are rising and the most competitive
"best realtor near me" grew from 70 Charlotte-area searches in October 2025 to 170 in July and September 2026, at $7.20 to $31.83 a click. The person typing it is comparing agents, so the ad only pays when the reviews, recent sales and profile behind it win the comparison.

Our approach: it depends, and the data decides.

A listing specialist, a buyer-heavy team and a brokerage with many agents need different plans. Four things set the starting point.

  • Your goals More listings, a better mix of listing and buyer sides, a farm area to own or leads for a growing roster. Each starts with a different campaign and page.
  • Your timeline Agent-choice search and Local Services Ads bring conversations within weeks. Home value pages, SEO, reviews and the sphere build over months and lower what each listing costs.
  • Your sphere and your reviews How many past clients you can reach, how often they hear from you and what your reviews say set how much the paid side has to carry.
  • Your market and the rules Inventory, price points, the portals, the investor bids on seller searches and the housing ad rules shape what to bid on and what an ad may say.

Data sets the budget by stage and by month, ties every signed agreement back to the search, ad or referral that started it, and shows which sources bring closings rather than conversations.

  • Listing specialist

One agent or a pair winning more sellers

Home value search and pages, the agent-choice searches in the first quarter, a Local Services Ads profile, and listing videos that double as seller ads.

  • Buyer-heavy team

Plenty of buyers, too few listings

Fewer portal-style buyer clicks, a home value path for the buyers’ own homes, and sphere email that turns closed buyers into future sellers.

  • Brokerage

    Many agents, one brand

Brand and office searches, lead routing by area with response-time tracking, recruiting campaigns kept apart from client campaigns, and reports by agent.

If a Lake Norman listing brokerage came to us, here is how we would start.

This is the plan we would pitch to a real client, built for a fictional listing-focused brokerage north of Charlotte with real Charlotte search data. The brokerage, its phone number and its website are invented. Sample data shows the kind of results a campaign like this tracks; it is not a client result and not a promise.

How our specialists segment search demand by buyer intent

The brokerage stays out of the cash-buyer auction and the portal names. The account is split by where the seller or buyer is in the decision, so the cheap early searches get their own budget and page instead of losing to the expensive late ones.

Home value

Homeowners asking what their home is worth, the earliest seller signal and the cheapest. Sent to a home value page built on recent nearby sales, never to the home search.

Choosing an agent

People picking an agent for a move they have decided on. Budget rises from January to March, when these searches peak, and the ads lead to the agents, their recent sales and reviews.

How our negative keyword governance protects the budget

  • Portal and franchise brand names
  • Cash buyer and "we buy houses" searches
  • Rentals and apartments
  • License classes, schools and exams
  • Agent jobs, salaries and splits
  • Foreclosures and auctions

Our specialists exclude searches for a portal, an investor, a rental or an agent career before launch, and review search terms every week. Every negative is about what the brokerage does not offer, never about who is searching, so the account stays inside fair housing rules.

How we write and test the Google search ads

Each intent group gets message-matched ad copy engineered by our specialists to qualify buyers before the click and lift expected click-through rate.

Local Services Ads and the agent profile

Real estate agents can run Local Services Ads, which charge per lead and sit above the search ads on "realtor near me". Each agent would pass Google’s license and background checks to show as Google Verified, and the profile would list the towns around the lake the brokerage serves. We would dispute leads that turn out to be renters or job seekers, and ask every closed client for a review, because the rating is what people compare first.

The Instagram ad

Every homeowner nearby who watches how a listing is marketed is a future seller judging the agent. The video runs in Meta’s Housing special ad category to the whole area around the lake, and people who watch most of it see the home value page next.

The email

Past clients are the cheapest listings a brokerage can win. This email goes out on each client’s purchase anniversary, not on a blast schedule, so it reads as service, and the reply goes straight to the agent who sold them the home.

  • FacebookThe same housing rules as Instagram

Listing and seller ads run in Meta’s Housing special ad category: no age, gender or ZIP code targeting and a minimum radius around the location. Copy describes the home and the service, never the kind of buyer a neighborhood suits.

  • YouTubeNeighborhood and listing films

Short films of the towns around the lake and of each new listing, shown to people in the area and reused on the website, the profile and in listing presentations.

  • TikTokListings for people not searching yet

The same listing videos cut short, for future buyers and sellers who are a year or more from a move.

What each piece turns into, and how they hand off

  1. Search catches sellers early Home value first, then the agent-choice searches.
  2. The profile wins the comparison Local Services Ads, reviews and recent sales.
  3. Listing videos sell the next listing Inside the housing ad rules, around the lake.
  4. The sphere hears from the agent Anniversary values and neighborhood sales.

How our team tracks calls, bookings and revenue

  • Calls, forms and value requestsCalls, consultation requests, home value requests and Local Services Ads leads recorded in Google Ads, Meta and analytics by keyword group, and marked answered or missed.
  • Agreements and closingsSigned listing and buyer agreements and closings from the brokerage CRM sent back as conversions, so bidding favors the searches that end in a commission.
  • Lead response timeMinutes from each lead to the first reply, by agent, because online leads often contact several agents and the first useful answer tends to win.
  • A monthly listing reportSpend, leads, consultations, signed agreements and cost per agreement by source, with the sphere and referrals side by side with paid.

What has worked for real estate brands.

No published platform story fits a real estate agent exactly, so these are the closest matches: a mortgage and real estate platform on Instagram and a land data platform on email. They are those companies’ published results, not ours; each story shows what we would take from it for an agent or brokerage.

Realtor marketing from Charlotte, one market made of many towns.

We are based in Charlotte, where buyers and sellers search by town as often as by city: Cornelius, Davidson and Mooresville around Lake Norman, Huntersville to the north, Fort Mill and Matthews to the south. That is why we plan agent campaigns around the towns an agent actually sells in, with a page and a budget for each, instead of one ad for the whole region. We also work with real estate agents, teams and brokerages nationwide; the seller searches and the housing ad rules are the same, while the inventory, the price points and the busy months change.

Six growth leaks we fix in real estate agent ad accounts.

When we take over agent and brokerage accounts, these are the places we most often find listings and budget leaking, and what we change first.

  1. Bidding where the investors bid

Cash-buyer and "sell my house" searches start above $50 a click and attract homeowners who want a fast cash offer. We reach sellers earlier, at the home value stage, for a fraction of the cost.

  2. Buying buyers the portals already own

General home search clicks are cheap because the portals take most of them, and the same buyer often talks to several agents. We put the budget on sellers and on people choosing an agent.

  3. A flat budget across the year

Agent searches peak from January to March, before the spring listings. We move budget ahead of that window and pull back when the comparison searches cool.

  4. Ads that describe the buyer, not the home

Words that say who a home or a neighborhood suits can break fair housing law and get ads rejected. We write about the home, the location and the service, and keep targeting inside the housing rules.

  5. A sphere that only hears from the agent at closing

Past clients drift away when the last contact was the closing. We set up anniversary values and neighborhood sales emails, so the agent is the first call when they sell or a friend asks.

  6. Counting leads instead of agreements

A form fill is not a listing. We send consultations, signed agreements and closings from the CRM back to the ad platforms, so bidding learns which searches end in a commission.

Questions real estate agents ask us.

What should a real estate agent spend on advertising?

It depends on how many listings you want, the price points you sell, how strong your sphere and reviews are, and what the searches in your towns cost today. We start from the seller and agent searches around you and their click costs, set a budget by stage and month, and adjust it as signed agreements show what each source returns.

Are Local Services Ads worth it for realtors?

Often, for agents with strong reviews. They charge per lead instead of per click and sit above the search ads, but the leads still need a fast answer and some need disputing. We run them next to search and compare cost per signed agreement, not cost per lead.

How do fair housing rules change real estate ads?

They shape both targeting and wording. Google and Meta do not allow age, gender, parental status or ZIP code targeting for housing ads in the US, and ad copy cannot say who a home or neighborhood is right for. We describe the homes, the location and the service, and keep every campaign inside those limits from launch.

Do you work with brokerages as well as individual agents?

Yes. For a brokerage we plan brand and office searches, lead routing by area with response-time tracking, recruiting campaigns kept apart from client campaigns, and reports by agent and office.

Do you work with agents outside Charlotte?

Yes. We are based in Charlotte and work with real estate agents, teams and brokerages nationwide. The method is the same everywhere; the inventory, the price points, the seller searches and the busy months change.

Can you help with past clients and referrals?

Yes. Sphere email and text, timed to purchase anniversaries and neighborhood sales, keep past clients in touch between moves. We track the listings and referrals that come from it alongside paid sources.
