Apartment communities
Multifamily marketing that fills floor plans with signed leases, not just tours
Renters search "apartments near me" all year, but the searches for a specific floor plan rise fourfold by July, and the listing sites compete for every one of them. We plan search, the community’s Google listing, social ads inside the fair housing rules and follow-up email around the units you need to lease, and we count signed leases, not clicks.
- 40,500Charlotte-area searches a month for "apartments near me", against 18,100 for "apartments in charlotte nc"
- 1,600Charlotte-area searches for "1 bedroom apartments" in July 2026, against 390 in January 2026
- $3.03low end of the estimated click cost for "apartment complexes near me" in Charlotte, against $1.08 for "apartments in charlotte nc"
- 5,400Charlotte-area searches a month for "townhomes for rent charlotte nc", from $1.43 a click at the low end
The short answer
What should multifamily marketing be accountable for?
Multifamily marketing should be accountable for signed leases on the floor plans that are sitting empty, at a cost per lease the community can carry, and for the renewals that keep them full.
A guest card is not a resident, and a tour is not a lease. In the apartment accounts we review, budget usually leaks to renters looking for a listing site or a house, to one campaign that pushes the floor plans that were already leasing, and to reporting that stops at the contact form. We plan apartment search ads, the community website and SEO for apartment communities, Facebook and Instagram apartment ads and tour follow-up email as one system, written to the Google housing ad policy and fair housing law, and we measure cost per signed lease by floor plan.
What apartment communities need their marketing to solve.
These are the pressures we see at apartment communities, in lease-up and stabilized. They are why an apartment plan is built differently from an agent’s or a builder’s.
-
Leasing by floor plan, not by building
A community is rarely short on every unit at once. The two bedrooms may be full while the studios sit, so the budget has to follow the vacancies.
-
Lease expirations that match demand
Leases that end in winter turn over when the fewest renters are searching. Marketing has to carry the slow months and fill summer fast.
-
Less dependence on the listing sites
Renters start on the big rental portals. Every lease that comes direct, from search, the map or the website, costs less than one bought through them.
-
Ads inside the fair housing rules
Housing ads cannot target or exclude people by protected traits, and Google and Meta block age, gender and ZIP code targeting. Copy cannot state a preference either.
-
Found on the map near the renter
Most renters search near where they are. The community listing, its photos, its reviews and its answers decide who gets the tour.
-
Renewals cost less than new leases
Every resident who renews saves a turn, a vacancy and a new lease’s marketing cost. Resident email does that work at no click cost.
What renters search for an apartment, and when.
Monthly searches and estimated click costs in the Charlotte area, with the US for scale. The averages hide two things the notes below read from the monthly curve: how flat the general searches are, and how hard the floor-plan searches swing.
| Search | US / mo | Est. click cost, Charlotte |
|---|---|---|
| apartments near me | 2,240,000 | $1.88 to $6.37 |
| apartments in charlotte nc | 40,500 | $1.08 to $6.02 |
| houses for rent charlotte nc | 14,800 | $0.50 to $2.42 |
| townhomes for rent charlotte nc | 9,900 | $1.43 to $4.84 |
| apartments for rent charlotte nc | 9,900 | $1.62 to $6.00 |
| apartment complexes near me | 135,000 | $3.03 to $12.95 |
| luxury apartments charlotte | 2,900 | $3.04 to $7.19 |
| studio apartments | 110,000 | $1.48 to $3.90 |
| 1 bedroom apartments | 49,500 | $1.63 to $5.31 |
| new apartments near me | 14,800 | $3.12 to $16.37 |
- General searches stay flat, floor-plan searches peak in July
- "apartments near me" moved only between 33,100 and 40,500 Charlotte-area searches a month all year. "1 bedroom apartments" went from 390 in January 2026 to 1,600 in July 2026, "2 bedroom apartments" from 320 in December 2025 to 1,300 in July, and "pet friendly apartments" from 30 in November 2025 to 1,600 in July. Renters ready to sign search by the unit they want, and most of them do it in summer.
- Houses and townhomes compete for the same renter
- "houses for rent charlotte nc" drew 8,100 Charlotte-area searches a month and "townhomes for rent charlotte nc" 5,400, more than "apartments for rent charlotte nc" at 3,600. A community with townhome-style or three-bedroom homes can win part of that demand, from $0.50 and $1.43 a click at the low end.
- The word "new" and the word "complex" cost more
- "apartment complexes near me" starts at $3.03 a click and "new apartments near me" at $3.12, with a high end of $16.37, against $1.08 for "apartments in charlotte nc" and $0.72 for "cheap apartments near me". Communities in lease-up bid hardest on the searches that ask for something new.

Our approach: it depends, and the data decides.
A new building in lease-up, a stabilized community with a few soft floor plans and a portfolio of garden-style properties need different plans. Four things set the starting point.
- Your goals Lease-up to stabilized occupancy, filling one floor plan, cutting what the listing sites cost or lifting renewals. Each starts with a different campaign and page.
- Your timeline Search and the community listing bring tours within weeks. The website, SEO and reviews build over months and lower what each lease costs.
- Your vacancy and expirations Which floor plans are open, which leases end when, and how many units come back each month set where the budget goes, week by week.
- Your market and the rules New buildings nearby, single-family rentals, the listing sites and the housing ad rules shape what to bid on, who can be reached and what an ad may say.
Data sets the budget by floor plan and by month, ties every signed lease back to the search, ad or listing that started it, and shows which channels bring residents who renew.
Lease-up
A new building with every unit to fill
Search on "new apartments" and neighborhood terms, a pre-leasing list, social video of the finished amenities, and a tour booking path that runs seven days a week.
Stabilized community
A few soft floor plans and the renewals
Search split by floor plan and switched on as units open, the map listing, and resident email that brings renewals in before notices go out.
Portfolio
Several communities under one manager
One account structure for every property, each with its own listing, pages and budget, and a monthly report by community and floor plan.
If a Charlotte apartment community came to us, here is how we would start.
This is the plan we would pitch to a real client, built for a fictional Charlotte apartment community in lease-up with real Charlotte search data. The community, its phone number and its website are invented. Sample data shows the kind of results a campaign like this tracks; it is not a client result and not a promise.

How our specialists segment search demand by buyer intent
The community would not bid on the listing sites’ names or on house rentals by private owners. The account is split by what the renter asks for, so each floor plan gets its own budget and landing page, and spend moves to the units that are open.
Apartments nearby
The largest searches, run only within a few miles of the community, because a renter searching "near me" from across the region rarely moves that far. Sent to the floor plans page with tour times.

| apartment complexes near me | 1,600 | $3.03 to $12.95 |
Floor plans
The renters closest to signing. Each floor plan has its own ad group, switched on when units of that size are open and paused when they are full.

| 3 bedroom apartments | 320 | $2.65 to $6.24 |
New and luxury
The most expensive clicks, and the reason a lease-up community exists. Sent to the amenities and move-in page, with the community’s own photos and a tour link.

How our negative keyword governance protects the budget
- Listing site and portal names
- Houses for rent by owner
- Rooms and short-term rentals
- Furnished and corporate stays
- Apartment jobs and leasing agent careers
- Rent assistance and housing programs we do not offer
Our specialists exclude renters looking for a portal, a room or a house by owner, and job seekers, before launch, and review search terms every week. Every negative is about what the community does not offer, never about who is searching, so the account stays inside fair housing rules.
How we write and test the Google search ads
Each intent group gets message-matched ad copy engineered by our specialists to qualify buyers before the click and lift expected click-through rate.

A Google listing that books the tour
Apartment communities are not a Local Services Ads category, so the map listing carries the "near me" searches. The community’s Google Business Profile gets the leasing office hours, real photos of every floor plan and amenity, a tour booking link, answers to the questions renters ask, and a reply to every review. When someone searches "apartments near me", the listing with current photos and fresh replies is often the one that gets the tour.
The Instagram ad
Most renters are not searching yet when their lease is still months from ending. These ads run in Meta’s Housing special ad category, reach everyone within the area around the community, and describe the homes and amenities, never the kind of person who should live there.
The email
Many renters tour three or four communities before they sign. The follow-up arrives the same day, shows the exact homes they asked about, and stops when they apply.

See my floor plansThe landing page the ads send people to

Ads run in Meta’s Housing special ad category: no age, gender or ZIP code targeting and a minimum radius around the location. Wording and photos have to stay neutral too: homes and amenities, never a preferred kind of resident.

What each piece turns into, and how they hand off
- Search catches renters ready to move By floor plan, neighborhood and "near me".
- The listing wins the map Current photos, answers and replies to reviews.
- Social shows the homes before the search Inside the housing ad rules, around the community.
- Follow-up turns tours into leases Same-day email, then renewal offers for residents.
How our team tracks calls, bookings and revenue
- Tours booked and callsTour bookings, self-guided tour starts, calls and texts recorded in Google Ads, Microsoft Ads, Meta and analytics by keyword group and floor plan.
- Applications and signed leasesApplications and signed leases from the property management software sent back as conversions, so bidding favors searches that end in a lease.

Apartment marketing services, and which come first.
The four core services carry most apartment plans. The others join when the community and the market justify them; a building in lease-up and a stabilized portfolio rarely need the same mix.

What has worked for real estate and housing brands.
No published platform story fits an apartment community exactly, so these are the closest matches: a mortgage and real estate platform on Instagram and a land data platform on email. They are those companies’ published results, not ours; each story shows what we would take from it for a community.
Multifamily marketing from Charlotte, where new buildings keep opening.
We are based in Charlotte, where new apartment buildings keep opening in South End, NoDa, Uptown and University City, and every one of them competes with the communities that opened a few years earlier for the same renters. That is why we plan around the community and its surroundings: the commutes, the employers and the neighborhoods renters search by, out to Huntersville, Matthews, Concord and Fort Mill. We also work with apartment communities and property owners nationwide; the renter searches and the housing ad rules are the same, while the competing buildings and the leasing seasons change.
Six growth leaks we fix in apartment ad accounts.
When we take over apartment community accounts, these are the places we most often find leases and budget leaking, and what we change first.
Counting guest cards as leases
A contact form is not a resident. We send tours, applications and signed leases from the property management software back to the ad platforms, so bidding finds renters who actually sign.
One campaign for every floor plan
When studios, two bedrooms and townhomes share a budget, the floor plans that already lease well take it. We split the account by floor plan and move spend to the units that are open.
Ads that state a preference
Words that describe the ideal resident instead of the home can break fair housing law and get ads rejected. We write about floor plans, amenities and location, and keep targeting inside the Housing special ad category.
Paying for portal and house searches
Clicks from renters looking for a listing site or a house by owner rarely become leases. We exclude them by what they ask for and keep the budget on apartment searches.
A listing with old photos and silent reviews
Renters judge a community by its map listing before they ever see the website. We keep photos, hours and answers current, and reply to every review, good and bad.
Follow-up that ends after the tour
Renters tour several communities and sign with the one that follows up. We send the same-day email with the homes they saw, and renewal offers before residents give notice.
Questions apartment marketers ask us.
What should an apartment community spend on advertising?
It depends on how many units are open, which floor plans they are, when leases expire and what the listing sites cost per lease today. We start from the renter searches around the community and their click costs, set a budget by floor plan, and adjust it as signed leases show what each channel returns.
How do fair housing rules change apartment ads?
They shape both targeting and wording. Google and Meta do not allow age, gender, parental status or ZIP code targeting for housing ads in the US, and ad copy cannot express a preference for or against any group of renters. We describe the homes, the amenities and the location, and we keep every campaign inside those limits from launch.
Can you reduce what we pay the listing sites?
Often, yes. We track which leases come from each listing site and which come direct from search, the map and the website, with what each one cost. When direct channels sign leases for less, the budget can move toward them; the listing sites stay where they still pay for themselves.
Do you market communities in lease-up?
Yes. Lease-up needs demand before the building is finished: a pre-leasing list, search on "new apartments" and neighborhood terms, social video once amenities are ready, and a tour path that works seven days a week. We plan it from the delivery schedule and the leasing targets.
Do you work with apartment communities outside Charlotte?
Yes. We are based in Charlotte and work with apartment communities and property owners nationwide. The method is the same everywhere; the competing buildings, the renter searches and the leasing seasons change.
Do you help with resident renewals?
Yes. Renewal email and text to current residents, timed before notices are due, cost far less than a new lease. We measure renewals alongside new leases, so the plan counts both.
