Self storage
Self storage marketing that rents the units sitting empty, not just the ones that rent themselves
Charlotte searches for "storage units near me" barely move all year, while RV and boat storage searches jump more than tenfold in a single month and climate controlled searches nearly triple. We plan search, the facility’s Google listing, social ads and move-in email around the unit types you need to fill, and we count move-ins, not clicks.
- 12,100Charlotte-area searches a month for "storage units near me", against 1,900 for "storage units charlotte nc"
- 6,600Charlotte-area searches for "rv storage near me" in December 2025, against 480 the month before
- $1.58low end of the estimated click cost for "rv storage near me" in Charlotte, against $5.67 for "storage units near me"
- 1,600Charlotte-area searches for "climate controlled storage near me" in September 2026, against 590 in February 2026
The short answer
What should self storage marketing be accountable for?
Self storage marketing should be accountable for move-ins in the unit types that are sitting empty, at a cost per rental the facility can carry, and for the occupancy and rent each month after.
A reservation is not a tenant, and a click on a ten by ten is not a move-in. In the storage accounts we review, budget usually leaks to searches for truck rentals, moving boxes and facilities for sale, to one campaign that sells the unit sizes that were already full, and to reporting that ends at the website. We plan self storage ads on Google, the facility website and SEO for self storage, Facebook and Instagram ads and move-in email as one system, run each search only within the drive a renter will make with location targeting, and measure cost per move-in by unit type.
What self storage facilities need their marketing to solve.
These are the pressures we see at storage facilities, from a new building in lease-up to a full one guarding its rent. They are why a storage plan is built differently from an apartment’s or an agent’s.
-
Filling by unit type, not by facility
A facility is rarely empty everywhere. The five by fives may be full while the ten by thirties and the parking spaces sit, so the budget has to follow the vacancies.
-
Renters who will not drive far
Almost every storage search is "near me", and a renter rarely drives past two closer facilities. The search radius decides who sees the ad at all.
-
Competing with the national chains
The largest chain’s name draws more Charlotte searches than any generic storage term. An independent facility wins on the map, on price clarity and on the unit types the chains run short of.
-
Seasons that differ by unit type
Moves peak in early summer, climate controlled demand builds into fall, and vehicle, RV and boat storage is searched in a burst at the start of winter. Each unit type needs its own timing.
-
Rent that holds after the first month
A move-in special fills a unit, but the facility earns on the months after. Marketing that only brings bargain hunters fills units that churn.
-
Renting online, any hour
Renters compare unit sizes and prices on their phones, often after the office closes. The facility that lets them reserve or rent online gets the move-in.
What renters search for storage, and when.
Monthly searches and estimated click costs in the Charlotte area, with the US for scale. The averages hide what the notes below read from the monthly curve: how flat the general searches are, and how hard the specialty unit searches swing.
| Search | US / mo | Est. click cost, Charlotte |
|---|---|---|
| storage units near me | 1,000,000 | $5.67 to $22.75 |
| storage near me | 368,000 | $6.30 to $25.82 |
| self storage | 165,000 | $3.23 to $13.79 |
| storage units charlotte nc | 3,600 | $7.02 to $28.12 |
| rv storage near me | 135,000 | $1.58 to $7.91 |
| self storage near me | 135,000 | $4.27 to $17.62 |
| climate controlled storage near me | 60,500 | $4.66 to $19.75 |
| car storage near me | 90,500 | $1.98 to $8.52 |
| cheap storage units near me | 49,500 | $6.05 to $23.68 |
| boat storage near me | 33,100 | $1.55 to $11.22 |
- General searches stay flat, vehicle storage spikes in December
- "storage units near me" moved only between 9,900 and 14,800 Charlotte-area searches a month all year. "rv storage near me" went from 480 in November 2025 to 6,600 in December 2025, "car storage near me" from 390 to 3,600 and "boat storage near me" from 140 to 1,900, then fell back in January. Owners decide where the camper, the boat or the second car spends the winter within a few weeks.
- Climate controlled demand builds through the year
- "climate controlled storage near me" held between 590 and 880 Charlotte-area searches a month from October 2025 to April 2026, then climbed to 1,000 in May, July and August and 1,600 in September 2026. The renters asking for it are storing furniture, documents and keepsakes, and they compare on more than price.
- The cheapest-sounding searches cost the most
- "cheap storage units near me" starts at $6.05 a click with a high end of $23.68, and "storage units charlotte nc" at $7.02 with a high end of $28.12. "storage unit prices" starts at $2.24, and the vehicle, RV and boat searches start between $1.55 and $1.98. A facility with parking spaces can buy that demand for a third of the price of a generic unit search.

Our approach: it depends, and the data decides.
A new facility in lease-up, a full facility with a few soft unit types and an operator with several sites need different plans. Four things set the starting point.
- Your goals Lease-up to stabilized occupancy, filling one unit type, holding rent while full or opening a new phase. Each starts with a different campaign and page.
- Your timeline Search and the map listing bring rentals within days. The website, SEO and reviews build over months and lower what each move-in costs.
- Your occupancy by unit type Which sizes are open, which are climate controlled, how many parking spaces sit empty and what each one rents for set where the budget goes, week by week.
- Your trade area How far renters will drive to you, the facilities between you and them, and the chains nearby shape the radius, the bids and what the ads promise.
Data sets the budget by unit type and by month, ties every move-in back to the search, ad or listing that started it, and shows which channels bring tenants who stay.
Lease-up
A new facility with every unit to fill
Search on "near me" and neighborhood terms inside a tight radius, the map listing from opening day, a move-in offer for the first months, and online rental that works around the clock.
Stabilized facility
A few soft unit types and the rent
Search split by unit type and switched on as units open, vehicle storage timed to its winter peak, and tenant email that keeps the full units full.
Several facilities
One operator, many sites
One account structure with a radius, a listing, pages and a budget for each site, and a monthly report by facility and unit type.
If a Charlotte storage facility came to us, here is how we would start.
This is the plan we would pitch to a real client, built for a fictional independent storage facility in Charlotte with real Charlotte search data. The facility, its phone number and its website are invented. Sample data shows the kind of results a campaign like this tracks; it is not a client result and not a promise.
Tinbridge Storage
- Drive-up units from five by five to ten by thirty
- Climate controlled units
- Covered and open parking for RVs, boats and cars
How our specialists segment search demand by buyer intent
The facility would not bid on the national chains’ names, truck rentals or moving boxes. The account is split by what the renter needs to store, so each unit type gets its own budget and landing page, and spend moves to the units that are open.
Storage nearby
The largest searches, run only within a few miles of the facility, because a renter searching "near me" rarely drives past closer options. Sent to the unit sizes page with prices and online rental.
| Search | Charlotte area / mo | Est. click cost |
|---|---|---|
| storage units near me | 12,100 | $5.67 to $22.75 |

| self storage | 1,900 | $3.23 to $13.79 |
| storage units charlotte nc | 1,900 | $7.02 to $28.12 |
| self storage near me | 1,300 | $4.27 to $17.62 |
Climate controlled
Renters storing furniture, documents and keepsakes, who pay more for a protected unit. Sent to the climate controlled page with photos of the building and its access.
| Search | Charlotte area / mo | Est. click cost |
|---|---|---|
| climate controlled storage near me | 880 | $4.66 to $19.75 |
| climate controlled storage | 390 | $4.90 to $20.57 |
Vehicle, RV and boat
The cheapest clicks in the plan and a December surge. Budget rises ahead of the winter peak and falls when the parking spaces are full.
| Search | Charlotte area / mo | Est. click cost |
|---|---|---|
| rv storage near me | 1,300 | $1.58 to $7.91 |

| boat storage near me | 480 | $1.55 to $11.22 |
Sizes and prices
Renters who already know the size they need, or are comparing prices. Each size has its own ad group, switched on when that size has open units.

How our negative keyword governance protects the budget
- National chain and competitor names
- Truck rental and moving companies
- Moving boxes and packing supplies
- Portable storage containers
- Storage facilities for sale
- Storage jobs and auctions
Our specialists exclude movers looking for a truck or boxes, investors looking to buy a facility and job seekers before launch, and review search terms every week. In Charlotte, "moving boxes" alone drew 1,600 searches a month, close to "self storage" at 1,900.
How we write and test the Google search ads
Each intent group gets message-matched ad copy engineered by our specialists to qualify buyers before the click and lift expected click-through rate.

A Google listing that brings the move-in
Self storage is not a Local Services Ads category, so the map listing carries the "near me" searches. The facility’s Google Business Profile gets the office and gate hours, real photos of the units, the gate and the parking, a link to rent online, answers to the questions renters ask about sizes and access, and a reply to every review. When someone searches "storage units near me", the closest listing with current photos and fresh replies is often the one that gets the rental.
The Facebook ad
Most people are not searching for storage until the moving date is close. These ads reach households around the facility before that, and remind people who looked at a unit size but did not rent.
The email
Many reservations never become move-ins because the renter books two facilities and shows up at one. The confirmation arrives at once, makes moving in easy, and stops when the renter moves in.

Each keyword group has its own page: size searches see that size with its price, climate searches see the climate controlled building, and vehicle searches see the parking spaces by length. Each asks for one thing: a rental.

What each piece turns into, and how they hand off
- Search catches renters ready to move By unit type, size and "near me".
- The listing wins the map Current photos, answers and replies to reviews.
- Social reaches people before the move Around the facility, timed to the season.
- Email turns reservations into move-ins Instant confirmation, then tenant care.
How our team tracks calls, bookings and revenue
- Reservations, rentals and callsOnline reservations, online rentals, calls and texts recorded in Google Ads, Microsoft Ads, Meta and analytics by keyword group and unit type.
- Move-ins from the management softwareMove-ins and the unit rented sent back from the facility management software as conversions, so bidding favors searches that end in a tenant.
- Length of stayHow long tenants from each channel stay, so the plan values a renter who stays a year above one who leaves after the special.
- A monthly occupancy reportSpend, reservations, move-ins, cost per move-in by unit type and occupancy, compared with the same month last year.

Self storage marketing services, and which come first.
The four core services carry most storage plans. The others join when the facility and the market justify them; a single site in lease-up and a group of stabilized facilities rarely need the same mix.

What has worked for real estate and property brands.
No published platform story fits a storage facility exactly, so these are the closest matches: a mortgage and real estate platform on Instagram and a land data platform on email. They are those companies’ published results, not ours; each story shows what we would take from it for a facility.
Self storage marketing from Charlotte, where new facilities keep opening.
We are based in Charlotte, where new storage facilities keep opening along the growth corridors and every one of them competes with the facilities a few miles away for the same renters. That is why we plan around the facility’s trade area: the neighborhoods, apartment communities and roads renters drive, out to Huntersville, Matthews, Concord, Mooresville and Fort Mill. We also work with storage facilities and operators nationwide; the renter searches are the same, while the competing facilities and the seasons change.
Six growth leaks we fix in self storage ad accounts.
When we take over storage facility accounts, these are the places we most often find move-ins and budget leaking, and what we change first.
Counting reservations as move-ins
A reservation is not a tenant. We send move-ins and the unit rented from the management software back to the ad platforms, so bidding finds renters who actually move in.
One campaign for every unit type
When small units, large units and parking share a budget, the sizes that already rent well take it. We split the account by unit type and move spend to what is open.
A radius that is far too wide
Renters rarely drive past closer facilities. Ads shown across the whole metro pay for clicks that never become tenants, so we set each radius from where move-ins actually come from.
Paying for movers and truck rentals
Truck rental, moving box and facility-for-sale searches rarely become rentals. We exclude them by what they ask for and keep the budget on storage searches.
Missing the winter vehicle surge
RV, boat and car storage searches peak in a few weeks at the start of winter. A budget that stays flat misses most of them, so we raise it ahead of the peak.
A listing with old photos and silent reviews
Renters judge a facility by its map listing before they see the website. We keep photos, hours and answers current, and reply to every review, good and bad.
Questions storage operators ask us.
What should a self storage facility spend on advertising?
It depends on occupancy, which unit types are open, how many facilities compete in the trade area and what each unit rents for. We start from the storage searches around the facility and their click costs, set a budget by unit type, and adjust it as move-ins show what each channel returns.
Can an independent facility compete with the national chains?
Yes. The chains spend on their names, but most renters search "near me" and choose the closest facility with clear prices and good reviews. A tight radius, a complete map listing and unit size pages with prices let an independent facility win the renters around it.
When should we advertise vehicle, RV and boat storage?
Ahead of the peak. In the Charlotte area RV and boat storage searches jumped more than tenfold and car storage searches ninefold in December 2025 and fell back in January. We raise the budget before that window, keep it on while spaces are open, and pause it when they are full.
Do you market facilities in lease-up?
Yes. Lease-up needs renters before the gate opens: search inside a tight radius, a listing ready from opening day, a move-in offer for the first months and online rental that works around the clock. We plan it from the opening date and the occupancy targets.
Do you work with storage facilities outside Charlotte?
Yes. We are based in Charlotte and work with storage facilities and operators nationwide. The method is the same everywhere; the competing facilities, the trade areas and the seasons change.
Do you help keep tenants after they move in?
Yes. Tenant email and text, autopay reminders and offers for a larger or climate controlled unit cost far less than a new rental. We measure length of stay alongside move-ins, so the plan counts both.
