Real estate investor marketing that buys houses, not just leads

A home buyer who pays cash competes for a few hundred sellers a month in the Charlotte area, at some of the highest click costs in real estate. We plan search, the company’s Google listing, social ads inside the housing rules and seller follow-up around signed purchase contracts, and we judge every channel by what each contract cost.

  • $54.09low end of the Charlotte-area estimated click cost for "sell my house fast", with a high end of $107.24
  • $25.75low end for "sell my house fast charlotte nc": naming the city cuts the entry price in half
  • 170Charlotte-area searches a month for "sell my house fast charlotte" in June, July and August 2026, against 20 in March
  • 9,900US searches a month for "sell my house fast", and 110 in the Charlotte area

The short answer

What should real estate investor marketing be judged by?

Real estate investor marketing should be judged by signed purchase contracts at a cost the deal margin can carry, not by the number of seller forms, because most cash-offer inquiries never reach an offer.

A seller lead is cheap to count and expensive to close. In the investor accounts we review, the budget usually goes to the broad "sell my house fast" searches every franchise bids on, the ads promise more than the investor can pay, and the lead count stops at the form, so nobody knows which keyword bought a house. We plan we buy houses advertising, a fast seller website with SEO for real estate investors, we buy houses Facebook ads and seller follow-up as one system, keep every ad inside the Google housing ad policy, and send signed contracts back to the ad platforms so bidding learns which searches sell.

What real estate investors need their marketing to solve.

These are the pressures we see at cash home buyers, wholesalers and flip and rental investors, from a few deals a year to a full acquisitions team. They are why an investor’s plan is built differently from an agent’s or a property manager’s.

  • Clicks priced like a deal

Seller searches start near $20 and run past $150 a click in Charlotte. One wasted week of broad bidding can cost more than a month of the right terms.

  • Motivation, not curiosity

Many sellers only want a number to compare with a listing. The site, the form and the first call have to find the ones who need speed or certainty.

  • Minutes, not days

A seller who asks for a cash offer usually asks several buyers at once. The first one to call back with a visit time often gets the house.

  • Housing rules on every ad

Ads to buy homes run under housing ad rules: no age, gender or ZIP code targeting, and no wording that singles out a seller’s finances or life situation.

  • Trust before the visit

Sellers check the reviews, the address and the people behind a cash offer before they let anyone in. A thin site and an empty listing lose the call.

  • Leads tied to contracts

A wholesaler’s or flipper’s true cost is per signed contract. Without the contract sent back to the ad platforms, bidding chases forms, not houses.

The city name halves the price
"sell my house fast charlotte nc" starts at $25.75 a click against $54.09 for "sell my house fast", and "we buy houses charlotte" at $24.70 against $33.38 for "we buy houses". The national franchises bid hardest on the broad phrases; the Charlotte-named searches come from sellers who already want a local buyer, and they cost about half.
Charlotte sellers search in summer
"sell my house fast charlotte" held at 20 to 50 Charlotte-area searches a month from October 2025 to April 2026, then rose to 110 in May and 170 in June, July and August 2026. "sell my house fast" peaked at 170 in May 2026 and fell to 50 in November 2025. The seller budget belongs in late spring and summer, not spread evenly across the year.
The word "cash" triples the cost
"sell house as is" starts at $19.49 a click, and "sell house as is for cash" at $57.14. Sellers who add "cash" are the ones every buyer bids on. The as-is searches, and the sellers who describe the house rather than the payment, are where a smaller investor competes on cost.
Life events are rarely searched
"sell inherited house" drew about 10 Charlotte-area searches a month, the same as foreclosure questions, while "what is a short sale in real estate" drew 90, rising to 140 from June to August 2026, at $0.02 a click at the low end. Sellers in a hard situation research before they ask for an offer, so pages that answer those questions, and social ads that reach homeowners before they search, find sellers that bidding alone misses.

Our approach: it depends, and the data decides.

A wholesaler assigning contracts, a flipper buying a few houses a quarter and a rental investor building a portfolio need different plans. Four things set the starting point.

  • Your goals Deals a month, the kinds of houses you buy, a new county, or a lower cost per contract. Each starts with a different campaign, page and follow-up.
  • Your timeline Seller search and the Google listing bring calls within weeks. The website, SEO and reviews take months and lower what each contract costs.
  • Your numbers What a typical deal earns you, how many leads your team can visit and how fast you can make an offer set the budget and the bids.
  • Your market and the rules National franchises, other local buyers, agents chasing the same sellers and the housing ad rules shape what to bid on and what each ad may say.

Data sets the bid on each seller search from what it has returned in signed contracts, ties every contract back to the search, ad or page that started it, and shows how fast each lead was called.

  • Wholesale volume

    Investors assigning contracts

City-named and as-is seller searches, a short form and a callback within minutes, judged by contracts signed and assigned.

  • Flip and rehab

    Investors buying to renovate

As-is searches by area and house type, pages that show the before and after, and a visit scheduled from the first call.

  • Rental portfolios

    Buy and hold investors

Fewer, better-fit sellers in the neighborhoods you hold, with SEO pages and long seller follow-up that lower the cost per house over time.

If a Charlotte home buying company came to us, here is how we would start.

This is the real estate investor marketing plan we would pitch to a real client, built for a fictional Charlotte company that buys houses for cash in as-is condition, with real Charlotte search data. The company, its phone number and its website are invented. Sample data shows the kind of results a campaign like this tracks; it is not a client result and not a promise.

How our specialists segment search demand by buyer intent

The company would not bid on other buyers’ or franchises’ names, or on searches from buyers and renters. The account is split by what the seller is asking for, so the cheaper city-named searches are never starved by the broad ones.

Charlotte sellers in a hurry

The core of the plan: sellers who named the city or a fast sale, sent to a page with the areas served, how the visit works and a call button. Budget rises from May to August.

How our negative keyword governance protects the budget

  • Other home buying companies and franchises by name
  • Home buyers looking to purchase
  • Rentals and apartments
  • Agent listing and home value searches
  • Real estate investing courses and jobs
  • Mortgage and refinance searches

Our specialists exclude buyers, renters, students and services the company does not offer before launch, and review search terms every week. Every negative is about the search or the property, never about the person searching, so the account stays inside the housing rules.

A Google listing that earns the seller’s trust

Home buyers are not a Local Services Ads category, so the map listing carries the "near me" and city searches. The company’s Google Business Profile follows the listing rules, with a real staffed office or a service area with the address hidden, never a virtual office. It gets the areas served, the kinds of houses bought, answers to what sellers ask before they call, photos of real purchases and a reply to every review. Sellers read those reviews before they let a buyer in.

The Facebook ad

Most sellers do not search until they have decided to sell. These ads reach homeowners in the areas the company buys in, inside Meta’s Housing special ad category, and talk about the house and the sale, never about the seller’s money or life situation.

The email

Many sellers are not ready on the first call and come back months later. The follow-up starts the same day and keeps going with email and text, because a seller who said "not yet" in spring often sells in summer.

What each piece turns into, and how they hand off

  1. Search catches sellers ready to sell City-named, as-is and cash offer searches.
  2. The listing earns the call Real purchases, seller questions and reviews.
  3. Social reaches owners before the search House and renovation ads inside the housing rules.
  4. A fast callback wins the visit A call within minutes, then follow-up for months.

How our team tracks calls, bookings and revenue

  • Seller calls and offer requestsCalls, offer forms and visit bookings recorded in Google Ads, Microsoft Ads, Meta and analytics by keyword group and area.
  • Signed purchase contractsVisits, offers and signed contracts from the acquisitions CRM sent back as conversions, so bidding favors the searches that buy houses.
  • Speed to leadMinutes from each inquiry to the first call, because a slow callback loses sellers who asked several buyers.
  • A monthly deal reportSpend, seller inquiries, visits, offers, signed contracts and cost per contract by channel, compared with the same month last year.

Real estate investor marketing from Charlotte, where older houses meet a fast market.

We are based in Charlotte, where older houses in established neighborhoods sit next to some of the fastest growth in the Southeast, and sellers there can choose between national franchises, iBuyers, agents and local investors. That is why we plan by area: the counties and towns an investor actually buys in, out to Gastonia, Concord, Kannapolis, Rock Hill and Monroe. We also work with real estate investors nationwide; sellers search the same way everywhere, while the competing buyers, the house stock and the seasons change.

Six deal leaks we fix in real estate investor ad accounts.

When we take over investor accounts, these are the places we most often find sellers and budget leaking, and what we change first.

  1. Bidding hardest on the broad phrases

The national franchises push "sell my house fast" past $50 a click. We lead with city-named and as-is searches at about half the price, and add the broad terms only where they return contracts.

  2. Ads that single out the seller

Lines aimed at a seller’s debts, divorce or health break Meta’s rules on personal attributes and the housing rules. We write about the house, the condition and the timeline.

  3. Promises the offer cannot keep

"Top dollar" headlines bring sellers who expect a listing price and leave after the offer. We say what a cash sale gives, speed, no repairs and certainty, and let the offer speak for itself.

  4. Counting forms as wins

A seller form is a question, not a deal. We send visits, offers and signed contracts back to the ad platforms so bidding learns which searches buy houses.

  5. A slow first call

Sellers who ask for a cash offer usually ask several buyers. We route every inquiry to a callback within minutes and track the time it took.

  6. Follow-up that stops after one try

Many sellers sell months after their first inquiry. We keep following up by email and text through the summer peak, when they are most likely to decide.

Questions real estate investors ask us.

What should a real estate investor spend on marketing?

It depends on how many houses you want to buy, the areas you buy in, what a typical deal earns you and how many leads your team can visit. We start from the seller searches in your areas and their click costs, set the budget against your margin per deal, and move it as signed contracts show what each channel returns.

Do we buy houses Facebook ads still work under the housing rules?

Yes, when they are built for them. Ads to buy homes run in Meta’s Housing special ad category, with no age, gender or ZIP code targeting and a minimum radius, so the creative does the qualifying: the house, its condition and the timeline, never the seller’s finances or life situation.

Why are seller clicks so expensive?

Every cash buyer, franchise and many agents bid on the same few hundred sellers a month in a market like Charlotte. Broad phrases such as "sell my house fast" start above $50 a click; the city-named and as-is searches cost about half, which is where we usually start.

Is SEO worth it for a real estate investor?

Usually, yes, as the second step. City and area pages, pages for the kinds of houses you buy and answers to the questions sellers research first bring inquiries without paying per click, and they lower the cost per contract over the months they take to build.

Do you work with investors outside Charlotte?

Yes. We are based in Charlotte and work with real estate investors nationwide. The method is the same everywhere; the competing buyers, the house stock and the seller seasons change.

Do you work with wholesalers as well as flippers?

Yes. Wholesalers, flip and rehab investors, buy and hold investors and cash home buying companies all need motivated sellers. The plan changes with how many contracts you need, how fast you can make offers and whether you keep, renovate or assign the house.
