Title and closing companies
Title company marketing that wins the people who pick the title agency
Buyers rarely choose their title company. Attorneys, agents and loan officers do. We plan relationship email, LinkedIn, search, the Google listing and the website as one system aimed at those referral sources, inside RESPA, and we judge it by title orders opened, not clicks.
- 480Charlotte-area searches a month for "lawyer real estate near me", against 90 for "title company near me"
- 720Charlotte-area searches for "1031 exchange qualified intermediary" in July 2026, against 70 in November 2025
- $7.31low end of the Charlotte-area estimated click cost for that exchange search, the highest in the plan
- $0.99low end of the Charlotte-area estimated click cost for "title insurance", at 210 searches a month
The short answer
What should title company marketing be built around?
Title company marketing should be built around the attorneys, agents and lenders who decide where a file is opened, because in most closings the buyer accepts the title company someone else names, and in North Carolina an attorney runs the closing itself.
Title work is chosen upstream of the consumer. In the title agency accounts we review, money goes to consumer ads that drew few orders, referral sources hear from the agency only when a file goes wrong, and nobody can say which attorney office or loan officer sent last quarter’s orders. In North Carolina a title insurer cannot insure a property without an independent attorney’s title opinion (G.S. 58-26-1), so the closing attorney is the first customer. We plan relationship email and LinkedIn for referral sources, title company ads on the searches that do order title work, the website and SEO for title companies, and social ads as one system, keep every offer to referral partners within RESPA Section 8, and measure title orders opened by source.
What title and closing companies need their marketing to solve.
These are the pressures we see at independent title agencies, underwriter branch offices and agencies that serve closing attorneys. They are why a title plan looks nothing like an agent’s or an inspector’s.
-
Someone else picks the title company
Attorneys, listing agents and loan officers name the title agency on most files. Marketing that only speaks to buyers talks to the wrong person.
-
Referral rules with teeth
RESPA Section 8 bars giving anything of value for referrals of settlement business. Gifts, paid lunches and co-marketing need review before they start.
-
Attorney-closing states
In the Carolinas the attorney conducts the closing and orders the title insurance. A Charlotte agency wins attorney offices first, then their agents.
-
Orders follow rates
Refinance files appear and vanish with mortgage rates, and purchase files follow the selling season. A fixed plan misreads both.
-
One slow file costs a partner
An agent remembers the closing that slipped a day. Status updates, clear-to-close notices and easy ordering keep partners sending files.
-
Orders, not impressions
The number that matters is title orders opened by referral source. Without it, the agency cannot tell which relationship or campaign paid off.
What owners, buyers and investors search, and when.
Monthly searches and estimated click costs in the Charlotte area, with the US for scale. Few buyers search for a title company by name; the notes below show where title demand does show up in search, and what it costs.
| Search | US / mo | Est. click cost, Charlotte |
|---|---|---|
| lawyer real estate near me | 40,500 | $1.68 to $6.59 |
| closing attorney near me | 1,900 | $1.60 to $8.67 |
| title company near me | 27,100 | $1.27 to $5.04 |
| title insurance | 22,200 | $0.99 to $6.68 |
| title insurance company | 8,100 | $1.33 to $3.38 |
| title search | 12,100 | $1.76 to $5.02 |
| title search company | 5,400 | $3.23 to $10.50 |
| 1031 exchange qualified intermediary | 22,200 | $7.31 to $21.94 |
| quitclaim deed | 40,500 | $0.70 to $3.73 |
| transfer on death deed | 18,100 | $0.05 to $0.90 |
- Charlotte searches for the attorney
- "lawyer real estate near me" averaged 480 Charlotte-area searches a month and reached 720 in April 2026 and 880 in September 2026, while "title company near me" stayed between 70 and 110. North Carolina is an attorney-closing state, so buyers look for the closing attorney, and the attorney chooses the title agency. A Charlotte agency’s first market is attorney offices, not consumers.
- Exchange searches peak in summer
- "1031 exchange qualified intermediary" went from 70 Charlotte-area searches in November 2025 to 390 in June, 720 in July and 590 in August 2026, at $7.31 a click at the low end, the most expensive search in the plan. Investors selling in the spring look for an intermediary in summer. Agencies with an exchange affiliate raise that budget from May.
- Title search orders fade after spring
- "title search company" drew 170 Charlotte-area searches in April and May 2026, then fell to 30 in August and 10 in September, at $3.23 a click, almost double "title search" at $1.76. These are investors, lenders and attorneys ordering a search, worth more than a curious owner, so they get their own campaign that is cut back in late summer.
- Deed questions are cheap and constant
- "quitclaim deed" held 480 to 720 Charlotte-area searches every month at $0.70 a click, and "transfer on death deed" jumped from 110 in July to 480 in September 2026 at $0.05. Answering them is legal advice in North Carolina, so they belong in plain-language articles that build the agency’s name with owners and attorneys, not in ads that promise deed work.

Our approach: it depends, and the data decides.
An independent agency serving closing attorneys, an underwriter branch working with lenders and an agency built around investors need different plans. Four things set the starting point.
- Your goals More purchase files, more refinance or commercial orders, a new county or more exchange work. Each starts with a different audience and message.
- Your timeline Search on order-ready terms brings files within weeks. Attorney, agent and lender relationships, reviews and SEO take months and last longer.
- Your referral sources How many attorney offices, agents and loan officers already send files, and which have gone quiet, decide where the first effort goes.
- Your state and the rules Attorney or escrow closings, RESPA Section 8, underwriter brand rules and the platforms’ housing ad rules shape what each campaign may say and offer.
Data ties every title order to the attorney office, agent, lender, search or page that sent it, shows which relationships are growing or fading, and sets the bid on each search from the orders it opened.

If a Charlotte title agency came to us, here is how we would start.
This is the title company marketing plan we would pitch to a real client, built for a fictional Charlotte title agency that issues owner’s and lender’s policies for closing attorneys across the Carolinas and has an exchange affiliate, with real Charlotte search data. The agency, its phone number and its website are invented. Sample data shows the kind of results a campaign like this tracks; it is not a client result and not a promise.

How our specialists segment search demand by buyer intent
The agency would not bid on underwriters’ or other agencies’ names, or on attorney searches it cannot serve, since in North Carolina the closing belongs to the attorney. Search is the smaller channel here; the account is split by who is ordering, so exchange season never starves title orders.
Title insurance and title agencies
Owners, buyers and investors asking for title insurance or a title company. Sent to a page that explains the policies, names the attorneys and areas served and takes an order or a question.
| Search | Charlotte area / mo | Est. click cost |
|---|---|---|
| title insurance | 210 | $0.99 to $6.68 |
| title company near me | 90 | $1.27 to $5.04 |
| title insurance company | 90 | $1.33 to $3.38 |
Title search orders
Investors, lenders and attorney offices ordering a search on a property. Sent to an order form with turnaround times, budget raised from March and trimmed in late summer.
| Search | Charlotte area / mo | Est. click cost |
|---|---|---|
| title search | 140 | $1.76 to $5.02 |
| title search company | 90 | $3.23 to $10.50 |
| property title lookup | 70 | $1.91 to $9.13 |
| home title search | 50 | $1.44 to $4.04 |
1031 exchanges
Investors selling property and looking for an intermediary. The costliest searches in the plan, so they run on their own budget, raised from May for the summer peak, and sent to the affiliate’s exchange page.
| Search | Charlotte area / mo | Est. click cost |
|---|---|---|
| 1031 exchange qualified intermediary | 260 | $7.31 to $21.94 |
| 1031 exchange real estate | 110 | $1.39 to $7.19 |
How our negative keyword governance protects the budget
- Underwriters and other title agencies by name
- Car, vehicle and boat titles
- Title jobs, examiner courses and licensing
- Free public records and DIY deed forms
- Lawyer and attorney searches
- Book, song and job titles
Our specialists exclude vehicle titles, job seekers, free record lookups and attorney searches before launch and review search terms every week, because "title" pulls in cars, careers and records far more often than title insurance.

Each intent group gets message-matched ad copy engineered by our specialists to qualify buyers before the click and lift expected click-through rate.

A Google listing that answers attorneys and owners
Title insurance is not a Local Services Ads category, so the map listing carries "title company near me" and city searches. The Google Business Profile gets the counties served, the kinds of files the agency handles, office hours for document drop-off and a reply to every review. Attorneys, agents and owners check that listing before they trust a new agency with a file, so it gets the same care as the website.
The Facebook ad
Few buyers choose a title company from a social ad, so social builds the agency’s name with recent buyers and the agents who follow them. When an ad touches buying or financing a home, we declare it under Meta’s Housing special ad category and keep the audience broad.
The email
Attorney offices, agents and loan officers send files to the agency that keeps them informed. A short monthly email with useful information, not gifts, keeps the agency in mind and stays clear of RESPA’s rules on things of value for referrals.

What has worked for real estate and housing brands.
No published platform story fits a title agency exactly, so these are the closest matches: a mortgage and real estate platform on Instagram and a land data platform on email. They are those companies’ published results, not ours; each story shows what we would take from it for an agency winning attorneys, agents and lenders.
Title company marketing from Charlotte, on both sides of the state line.
We are based in Charlotte, where a closing in Fort Mill or Rock Hill falls under South Carolina rules and one in Huntersville or Matthews under North Carolina’s, and both states keep the attorney at the closing table. That is why a Charlotte agency plans by the attorney offices and counties it serves, from Concord to Mooresville. We also work with title companies nationwide; in escrow states the agency closes directly and agents and lenders become the first audience, while the method stays the same.
Six order leaks we fix in title company marketing.
When we take over title agency marketing, these are the places we most often find orders and budget leaking, and what we change first.
Ads aimed at buyers only
In Charlotte buyers search for the attorney, not the title company. We move most of the effort to attorney offices, agents and lenders, and keep search for the terms that order title work.
Referral perks nobody reviewed
Gifts, paid events and co-marketing can cross RESPA Section 8. We build partner marketing on useful information and fair-value arrangements the agency’s counsel has cleared.
Paying for car titles
"Title" searches pull in vehicle titles, job seekers and free record lookups. We exclude them before launch and read the search terms every week.
One budget for every season
Title search orders peak in spring and exchange searches in summer. We move the budget with each curve instead of spending the same amount every month.
Quiet partners nobody notices
An attorney office that stops sending files rarely says why. We tag every order by source, so a fading relationship shows up in the monthly report.
Counting leads, not orders
A question about title insurance is not a file. We send opened orders and closings back to the ad platforms so bidding learns which searches bring business.
Questions title companies ask us.
What should a title company spend on marketing?
It depends on how many attorney offices, agents and lenders already send files, the counties you serve, your mix of purchase, refinance and commercial work and whether you offer exchanges. We start from the referral sources and the order-ready searches in your market, set the budget against an opened order and move it as orders show what each channel returns.
How does RESPA affect title company marketing?
RESPA Section 8 bars giving or taking anything of value for referrals of settlement business on federally related mortgage loans. We build partner marketing on useful information and service, and anything with a cost to a referral partner, such as events or joint advertising, goes to your counsel before it starts.
Do Google Ads work for title companies?
For some searches, yes. Title search orders, title insurance questions and 1031 exchanges are searched and ordered online. Most purchase files still come through attorneys, agents and lenders, so search is one channel next to relationship marketing, not the whole plan.
How do you market a title agency in an attorney-closing state?
In North and South Carolina the attorney conducts the closing and orders the title insurance, so the closing attorney and the paralegals are the first audience. We make the agency easy to order from, keep those offices informed every month and track orders by office.
Do you work with title companies outside Charlotte?
Yes. We are based in Charlotte and work with title companies nationwide. In escrow states the agency runs the closing and agents and lenders come first; the method of tracking every order to its source is the same everywhere.
Do you work with underwriter branches as well as independent agencies?
Yes. Independent agencies, underwriter-owned branches and agencies affiliated with a brokerage all need orders by referral source. The plan changes with the brand rules an underwriter sets and with which relationships the office already has.
