Real estate attorney marketing for closing tables, landlords and property disputes

Most closings arrive from an agent or a loan officer who names the attorney. Evictions, title problems and boundary fights arrive from search. We plan referral programs, search ads, the Google listing and follow-up around both, inside bar and RESPA limits, and judge every dollar by files opened and matters signed.

  • 720Charlotte-area "eviction attorney" searches a month on average, against 110 for "closing attorney near me"
  • $1.60low end of a Charlotte-area "closing attorney near me" click, against $7.31 for "commercial lease attorney"
  • 390 to 880"real estate attorney" searches every month from October 2025 to September 2026
  • 1,300 to 110"eviction attorney" searches from October 2025 to September 2026 in the Charlotte area

The short answer

What should real estate attorney marketing do for a closing and property law practice?

Real estate attorney marketing should keep a steady flow of closings coming from agents and lenders, catch the owners and landlords who search when a property problem lands, and price each kind of file against what it pays.

In the Carolinas the attorney runs the closing, yet buyers rarely pick one from an ad: the agent or loan officer usually names the firm. Disputes, evictions and title defects work the other way, with owners searching on the day the problem starts. In real estate law accounts we audit, we see one campaign for every matter, closing budgets spent on searches that never become files, and referral partners nobody tracks. We plan a referral program that stays within RESPA Section 8, real estate attorney ads for disputes and landlord work, practice pages for real estate law SEO, and email as one system, judged by files opened and matters signed.

What real estate law firms need their marketing to solve.

These are the pressures we see in closing, landlord and property dispute practices. They come from a practice where volume work and contested work sit side by side and reach the firm through very different doors.

  • Agents and lenders who send files

A residential closing practice lives on a few dozen agents and loan officers. When one moves brokerages or retires, a month of files can vanish without anyone noticing until the calendar empties.

  • Volume work and contested work apart

A flat-fee closing, an eviction filing and a quiet title suit have different buyers, different click costs and different value. Each needs its own campaign, page and intake path.

  • Closing dates that cannot slip

Buyers and agents judge the firm by how fast it answers on contract day. Intake, scheduling and status updates are part of the marketing, because the next referral depends on them.

  • Landlords, not tenants, or the reverse

Eviction and landlord tenant searches come from both sides. A firm that represents owners has to keep tenant searches out, and a tenant practice has to do the opposite.

  • Referral rules on both sides of the deal

Bar rules bar paying for referrals, and RESPA bars giving anything of value for settlement business. Lunches, gift cards and co-paid ads with agents all need a careful look first.

  • Rate swings that move closings

Purchase and refinance volume follows mortgage rates. The plan has to lean on landlord, title and dispute work when closings slow, and back on referral partners when they pick up.

Closings are referred, not searched
"closing attorney near me" drew 70 to 170 Charlotte-area searches a month and "real estate closing attorney" 40 to 110, at a low end of $1.60 and $1.89 a click. Thousands of homes change hands in the region every month, so almost every closing reaches a firm through an agent or a loan officer. Search can fill gaps; the referral program carries the volume.
Eviction demand fell all year
"eviction attorney" searches ran 1,300 in October 2025, 880 to 1,000 through the winter and early spring, then dropped to 480 in June and 110 in September 2026. Landlord tenant searches followed the same slide. A landlord campaign should carry budget in fall and winter and shrink by late summer.
One steady phrase, one that spikes
"real estate attorney" stayed between 390 and 880 searches every month, at $2.36 a click. "real estate lawyer" sat near 320 a month, then jumped to 6,600 in May 2026 and 5,400 in September. The steady phrase gets a steady budget; the spiking one gets a daily cap so a surge of curious searches cannot drain the month. Commercial lease clicks start at $7.31, three to four times a residential click, on 10 searches a month.

Our approach: it depends, and the data decides.

A residential closing firm, a landlord and eviction practice and a commercial real estate group that negotiates leases and handles title suits need different plans. Four things decide where a real estate law plan starts.

  • The matters you want Residential closings and refinances, landlord representation and evictions, title and boundary disputes, or commercial leasing and acquisitions. Each draws different searches and different fees.
  • Your referral base How many agents, loan officers, builders and property managers already send files, and which have gone quiet, decides how much goes to search and how much to the referral program.
  • Flat fee or contested work A closing fee is set and small, so a closing lead must cost little. A title suit or commercial deal is billed by the hour and can carry far higher click costs, so each gets its own target.
  • Where your attorneys are licensed The Charlotte area spans two attorney-closing states with their own recording offices, eviction courts and landlord laws. Ads, pages and partner programs stay where the firm can practice.

Data ties every closing to the agent or lender who sent it, moves landlord budget with the eviction curve, caps the spiking searches, and shows which matters turn into signed files at the best cost.

  • Residential closing firm

    Files from agents and lenders

A referral program with partner tracking, fast intake on contract day, a Google listing with reviews from buyers, and search only to fill quiet weeks.

  • Landlord and eviction practice

    Owners and property managers

Eviction and landlord searches with tenant terms excluded, budgets heavier in fall and winter, and email to property managers who file every month.

  • Disputes and commercial work

Title, boundary, litigation and commercial lease searches at higher bids, each sent to its own page, with LinkedIn for developers and investors.

If a Charlotte real estate law firm came to us, here is how we would start.

This is the plan we would bring to a closing and property law practice, built for a fictional Charlotte firm on real Charlotte search numbers. Marrowden Law, its phone number and its website are invented. Sample data shows the kind of results a campaign like this tracks; it is not a client result and not a promise.

How our specialists segment search demand by buyer intent

We would run four campaigns, each with its own budget and page: general real estate attorney searches, closings, landlord and eviction work, and disputes and commercial matters. The referral program, not search, carries most closings.

Real estate attorney

Owners who know they need a property lawyer but not which kind. Sent to a page that routes closings, landlord work and disputes, with a daily cap on the phrase that spikes.

SearchCharlotte area / moEst. click cost
real estate lawyer1,900$2.14 to $8.80
real estate attorney590$2.36 to $10.36
real estate attorney near me480$1.68 to $6.59
real estate law firms near me110$1.38 to $7.32

Closings

Buyers and sellers without an agent’s pick, and for-sale-by-owner deals. Small volume and cheap clicks, sent to a page that shows how to open a file and what happens before closing day.

Landlord and eviction

Owners and property managers with a tenant who stopped paying. The largest Charlotte volume in the plan, with tenant searches excluded and budget moved toward fall and winter.

How our negative keyword governance protects the budget

  • Tenant, renter and tenants rights searches
  • Real estate license, exam and agent jobs
  • Fee and price shopping searches
  • Free deed, lease and contract templates
  • Wills, trusts and probate
  • Property records and tax lookups

Tenants search "eviction lawyer" too, and "tenants rights attorney" alone drew 90 Charlotte searches a month. "real estate lawyer prices" drew 90 more. Our specialists exclude them before launch, then review search terms every week.

Local Services Ads and the map

Local Services Ads list real estate lawyer as a category of its own, alongside landlord and tenant work. We would turn on the job types Marrowden Law takes and pay only for leads in its service area. Once its attorneys clear Google’s license and background checks, the firm shows the Google Verified badge. Its Google Business Profile matters as much: reviews from buyers who closed on time carry the near me searches, which averaged 480 a month in Charlotte for "real estate attorney near me".

Real estate attorney marketing from Charlotte, for firms anywhere.

We are based in Charlotte, where a buyer in Huntersville and a seller in Fort Mill share one housing market but close under two states’ rules, recording offices and eviction courts. Charlotte plans use local search numbers, keep North Carolina and South Carolina matters apart, and follow each State Bar’s advertising rules. We also work nationwide: a real estate firm in any state, attorney-closing or escrow, gets its own market data, its own referral map and its own bar’s limits.

Six places real estate law accounts lose files.

These are the gaps we find most often when we take over a real estate law firm’s account, and the first things we change.

  1. Buying closings one click at a time

Closing searches are a small slice of the closings in any market; agents and lenders decide the rest. Firms that spend most of the budget on closing ads starve the partner program that brings the volume.

  2. Gifts and perks for referral partners

Paying agents for files, covering their marketing costs or trading perks for referrals can break bar rules and RESPA at once. We build the program on service, data and status updates instead, and the firm’s attorneys approve it.

  3. Paying for tenant searches

A landlord firm bidding on "eviction lawyer" without negatives pays for tenants looking for help. We exclude tenant and renter terms before launch and check search terms weekly.

  4. One budget all year

Eviction searches fell from 1,300 to 110 over twelve months, and closings follow mortgage rates. We move budget between landlord, dispute and closing campaigns as each curve shifts.

  5. No record of who sent each file

Without the agent or lender on every file, a firm cannot see a partner going quiet until months later. We tag every closing by source and report partner trends monthly.

  6. Claims a bar would flag

Lines such as "fastest closings in Charlotte", promised eviction dates or "real estate specialist" all need care; North Carolina allows "specialist" only for lawyers the State Bar has board certified. The firm’s attorneys approve every ad and page first.

Questions real estate attorneys ask us.

What should a real estate law firm budget for search ads?

It depends on the matters you want and how many closings your partners already send. In the Charlotte area, closing and landlord clicks start near $1.60 to $1.90 and commercial lease clicks above $7. We start with landlord and dispute searches, keep closing ads to fill gaps, and move budget with the eviction curve.

Can ads replace agent and lender referrals for closings?

Rarely. Closing searches are a small share of the closings in any market, because buyers usually take the attorney their agent or lender names. Ads help with owner-sellers and quiet weeks; the referral program carries the volume.

Can we reward agents who send us closings?

Paying for referrals or giving things of value for settlement business can break bar rules and RESPA Section 8. We build partner programs on service, status updates and useful market notes, and your attorneys approve the program before it starts.

Do bar rules apply to our real estate ads?

Yes, to every ad, page, review request and partner email. Our copy describes matters and the process, avoids promised results, speed claims and "specialist" wording you cannot back, and an attorney at the firm signs off on each piece before it runs.

Is SEO worth it for a real estate law practice?

Usually. Owners research title defects, easements, boundary lines and eviction steps before they call. Ads skip most of that research, but pages that answer it well bring those owners back when they are ready to hire.

How do you measure success?

Closing files opened and contested matters signed, and what each cost, by channel and referral partner. Clicks matter only as far as they lead there.
