Mortgage brokers and lenders
Mortgage marketing that funds loans, not rate lookups
Most mortgage searches are people checking today’s rate, and refinance demand moves with the market, not the calendar. We plan search, social ads inside the housing and credit ad rules, agent partner content and pipeline email around the borrowers who apply, and we count funded loans, not clicks.
- 9,900Charlotte-area searches a month for "mortgage rates today", against 480 for "mortgage pre approval"
- $1.12low end of the estimated click cost for "mortgage rates today" in Charlotte, against $13.20 for "mortgage pre approval"
- 6,600Charlotte-area searches for "refinance rates" in May 2026, up from 390 in November 2025
- $25low end of the estimated Charlotte click cost for "va home loan lenders", the priciest loan program in the plan
The short answer
What should mortgage marketing be measured on?
Mortgage marketing should be measured on funded loans and the cost to fund each one, by loan type and by source, including the real estate agents who send buyers.
A rate check is not a borrower, and a lead form is not a loan. In the mortgage accounts we review, budget usually drains into rate-curious searches that never apply, into refinance campaigns left running after rates move the wrong way, and into reporting that stops at the form while loan officers work the file. We plan mortgage search ads, loan program pages and mortgage broker SEO, Facebook and Instagram ads and pipeline email as one system, set up for the Google housing and consumer finance targeting rules and your compliance review, and we measure cost per application and per funded loan.
What mortgage brokers and lenders need their marketing to solve.
These are the pressures we see at brokerages and lenders. They are why a mortgage plan is built differently from a bank’s or an insurance agency’s.
-
Demand that follows the rate
Refinance searches can jump many times over in a month when rates fall and fade when they rise. The plan has to scale up and down with them.
-
Rate checkers who never apply
Rate lookups are the largest and cheapest searches in the trade. Most are people watching the market, not borrowers ready to talk to a loan officer.
-
Agent referrals that fill the purchase pipeline
Buyers often meet their lender through their agent. Partners need co-branded pages, fast pre-approvals and updates they can share.
-
Fair lending and targeting limits
Housing and credit ads cannot target by age, gender or ZIP code, and rate ads carry required disclosures. The plan works inside both from day one.
-
One budget for every loan type
FHA, VA, conventional, jumbo and refinance borrowers search differently and cost very differently. Each needs its own campaign, page and value.
-
A long gap between lead and closing
A buyer pre-approved in February may close in June. Follow-up has to keep the loan officer in front of them until they find the house.
What borrowers search for a mortgage, and when.
Monthly searches and estimated click costs in the Charlotte area, with the US for scale. The averages hide what the notes below read from the monthly curve: how few searches come from borrowers ready to apply, and how differently purchase and refinance demand move.
| Search | US / mo | Est. click cost, Charlotte |
|---|---|---|
| mortgage rates today | 673,000 | $1.12 to $3.81 |
| refinance rates | 165,000 | $3.84 to $11.69 |
| mortgage lender | 301,000 | $7.71 to $30.47 |
| fha loan | 135,000 | $2.45 to $8.62 |
| dscr loan | 60,500 | $3.89 to $13.66 |
| mortgage broker | 60,500 | $8.40 to $30.61 |
| mortgage pre approval | 33,100 | $13.20 to $43.38 |
| va loan | 40,500 | $12.07 to $57.48 |
| cash out refinance | 22,200 | $9.33 to $39.30 |
| mortgage lenders charlotte nc | 480 | $5.85 to $30.96 |
- Rate lookups outnumber borrowers twenty to one
- "mortgage rates today" averaged 9,900 Charlotte-area searches a month and "mortgage rates" 6,600, from about $1.12 a click, while "mortgage pre approval" averaged 480 from $13.20. Comparison sites and national lenders’ rate pages take much of the lookup traffic: "bankrate mortgage rates" alone averaged 3,600. The cheap clicks are the market watching; the expensive ones are borrowers deciding.
- Refinance waves follow rates, not the calendar
- "refinance rates" sat between 390 and 720 Charlotte-area searches a month from October 2025 to March 2026, then reached 6,600 in May 2026, fell to 1,600 in July and returned to 6,600 in September 2026. A refinance budget fixed at the start of the year misses both waves.
- First-time buyers start before spring
- "fha loan first time home buyer" peaked at 1,300 Charlotte-area searches in March 2026 and fell to 210 in June and September, and "mortgage pre approval" peaked at 720 in March. Buyers line up their financing before the spring listings; by summer they are already working with a lender.

Our approach: it depends, and the data decides.
A broker with three loan officers, a local lender and a team that runs on agent referrals need different plans. Four things set the starting point.
- Your goals Purchase loans, refinances, VA and FHA borrowers, investors or more agent partners. Each starts with a different campaign, offer and landing page.
- Your timeline Search brings applications within weeks. Loan program pages, SEO, reviews and agent partnerships build over quarters and lower what each funded loan costs.
- Your capacity and margins How many files your loan officers can work and what each loan type earns set the budget, so a refinance wave never buries the purchase pipeline.
- Your compliance review NMLS numbers, Equal Housing Opportunity wording, rate and payment disclosures and the platforms’ housing and credit rules shape every ad. We build review time into the calendar.
Data sets the loan mix and the monthly budget curve, ties every application and funded loan back to the search, ad, page or agent partner that started it, and moves the refinance budget with the rate market instead of the calendar.

If a Charlotte mortgage broker came to us, here is how we would start.
This is the plan we would pitch to a real client, built for a fictional Charlotte mortgage broker with real Charlotte search data. The brokerage, its phone number and its website are invented. Sample data shows the kind of results a campaign like this tracks; it is not a client result and not a promise.

How our specialists segment search demand by buyer intent
The broker would not bid on rate lookups or on other lenders’ names. The account is split by borrower, so each loan type gets its own budget, landing page and conversion value, and the refinance campaigns can scale with the rate market without touching the purchase budget.
A local lender
People choosing who will handle their loan. Run across the Charlotte area with a loan officer’s calendar as the offer, because a named person closes more borrowers than a form.
| Search | Charlotte area / mo | Est. click cost |

Pre-approval and first-time buyers
The purchase pipeline. Budget rises from January to March, when first-time buyers line up financing, and every application goes to a loan officer the same day.

| first time home buyer loan | 390 | $2.79 to $12.55 |
VA loans
The most expensive clicks in the plan, from veterans and service members with a specific program in mind. Sent to a page with a VA loan officer and the program explained plainly.

| va loan | 390 | $12.07 to $57.48 |
| va home loan lenders | 320 | $25.00 to $175.90 |
Refinance
Built once and scaled with the rate market: a small budget while rates hold, raised within days when refinance searches jump, and cut back when the wave passes.

How our negative keyword governance protects the budget
- Other lenders’ names, logins and payment portals
- Rate news, rate history and rate forecasts
- Mortgage calculators and payment estimates
- Loan officer jobs, licensing and NMLS courses
- Mortgage servicing, escrow and payoff questions
- Foreclosure, loan modification and hardship searches
At $6 to $25 at the low end per click, our specialists exclude existing borrowers looking for their servicer, people reading rate news, job seekers and calculator traffic before launch, and review search terms every week so the budget reaches people ready to apply.

A Google listing for the office and every loan officer
Mortgage brokers and lenders are not a Local Services Ads category, so the map is won with the office’s Google Business Profile: the NMLS number, the loan programs, photos of the team, a link to each loan officer’s page and a reply to every review. Borrowers who search "mortgage broker near me" read those reviews before they call.
The Facebook ad
Buyers scroll Facebook months before they search for a lender. The ads run in Meta’s special ad category for housing and credit, so the audience is everyone within the market radius, and the creative speaks to first-time buyers, growing families and people relocating to Charlotte.
The email
Pre-approved buyers may take months to find a house. Each email in the pipeline keeps the loan officer close, shares what changed in the market and asks for one thing, and past clients hear from us when rates fall far enough for a refinance to pay.
You are ready to make an offer
Your pre-approval letter is attached and your loan officer has your file. When you find the house, send the listing and your agent’s name, and we will update your letter the same day so your offer goes in with confidence.

Each keyword group has its own page: buyers see the pre-approval page, veterans see the VA page with a VA loan officer, and refinance searches see a refinance review. Each asks for one thing, and every rate shown carries its full disclosure.

Mortgage marketing services, and which come first.
The four core services carry most mortgage plans. The others join when the loan mix and the market justify them; a refinance shop and a purchase team built on agent referrals rarely need the same mix.

Mortgage marketing from Charlotte, for a market that keeps moving here.
We are based in Charlotte, where people relocating for work, first-time buyers and growing families keep the purchase market busy from Uptown to Fort Mill, Mooresville, Indian Trail and Kannapolis. That is why we plan around where buyers are moving and which agents they work with, not only around the city name. We also work with mortgage brokers and lenders nationwide; the ad rules and the rate cycle are the same everywhere, while the licensing states, the competitors and the local search demand change.
Six growth leaks we fix in mortgage ad accounts.
When we take over mortgage accounts, these are the places we most often find borrowers and budget leaking, and what we change first.
Paying for rate lookups
Rate searches are cheap and enormous, and most come from people watching the market. We keep them out of the core campaigns and spend on searches from borrowers who are ready to apply.
Counting leads as loans
A form fill is not a funded loan. We send applications, pre-approvals and funded loans back from the loan system, so bidding learns which searches actually close.
A refinance budget set by the calendar
Refinance demand moves with rates. We keep the campaigns built and ready, raise the budget when searches jump and cut it when the wave passes.
Targeting that breaks the ad rules
Housing and credit ads cannot target by age, gender or ZIP code, and campaigns set up the old way get limited or rejected. We build audiences, radius and creative for those rules from the start.
Agent referrals left untracked
Partners who send buyers rarely show up in the reports. We tag every application with its source, so the best agent relationships get the attention they earn.
Follow-up that stops after the pre-approval
Buyers who are still house hunting drift to another lender. We keep a pipeline of updates and loan officer check-ins running until the loan funds.
Questions mortgage brokers and lenders ask us.
What should a mortgage broker spend on advertising?
It depends on the loan types you want to grow, how many files your loan officers can work and what each funded loan earns. We start from the searches in your market and their click costs, set a budget by loan type, and adjust it as funded loans show what each channel returns.
Should we advertise our rates?
Sometimes, with care. Rate ads draw the most clicks, but many come from people only watching the market, and an advertised rate brings required disclosures such as the APR and loan terms. We lead with pre-approval, loan programs and the loan officer, and use rates when the market gives borrowers a real reason to act.
Can we target Facebook or Google ads by age or ZIP code?
No. In the US, housing and credit ads on Meta cannot target by age, gender or ZIP code and need at least a 15-mile radius, and Google does not allow age, gender, parental status, marital status or ZIP code targeting for housing and consumer finance ads. We plan audiences, creative and offers inside those rules.
How do you handle agent referrals?
As a channel of their own. We build co-branded pages and pre-approval links for each partner, tag every application with the agent who sent it, and report partners next to paid search and social, so you can see which relationships send buyers who close.
Do you work with mortgage brokers outside Charlotte?
Yes. We are based in Charlotte and work with mortgage brokers and lenders nationwide. The method is the same in every state you are licensed in; the competitors, the buyers and the local search demand change.
How do you handle compliance review?
We build it into the calendar. Ads, pages and emails go to your compliance team before launch, with the NMLS number, Equal Housing Opportunity wording and rate disclosures in place, and we keep a record of what was approved.
