Vacation rentals

Vacation rental marketing that fills your calendar beyond the platforms

Charlotte-area searches for vacation rentals run fourteen times higher in July than in November, Outer Banks homes are searched in February and March, and Myrtle Beach rentals in June. We plan search, your own booking site, social ads and guest email around those months, and we count direct bookings, booked nights and guests who return.

  • 14xmore "vacation rentals" searches in the Charlotte area in July 2026 (18,100) than in November 2025 (1,300)
  • 135,000average monthly Charlotte-area searches for "airbnb", against 4,400 for "vacation rentals"
  • 1,900"outer banks vacation rentals" searches from the Charlotte area in February and in March 2026, against 390 in April
  • $0.38 to $1.16estimated cost of one click on "cabin rentals" in the Charlotte area

The short answer

What should vacation rental marketing do that Airbnb and Vrbo cannot?

Good vacation rental marketing keeps the platforms for first-time guests and builds a second booking path you own: your site, your guest list and the searches that name your lake, beach or mountain town.

Most owners and managers we talk to have every night on Airbnb and Vrbo and nothing behind it. The platform owns the search, the review score and the guest’s contact details, and a change to its ranking can empty a calendar in a month. A direct path changes that: a fast booking site, Google Ads for vacation rentals on destination and amenity searches, social ads before each season, SEO for vacation rentals on the town and property pages, and email to every guest who booked direct. We plan them on the search calendar of your market and judge them by direct bookings, booked nights and repeat stays.

What vacation rental owners and managers need their marketing to solve.

These are the problems we see in short-term rental listings, booking sites and ad accounts. They are why a rental plan is built differently from a hotel’s or an inn’s.

  • A booking path that is not rented

When every stay comes through a platform, the platform decides who sees your home, what you pay to be there and whether you can reach the guest again. A direct booking site gives you a second door.

  • Gap nights and the off season

Two open nights between bookings and a quiet November cost as much as a bad review. Last-minute offers, longer winter stays and past-guest emails fill the dates the peak never touches.

  • Searches that name the place, not the platform

Guests type the lake, the beach town or the mountain with "rentals" or "cabins". Those searches are cheap and specific, and a home with its own pages can win them.

  • Guests who come back every year

Families who loved the house want the same week next summer. A direct guest list lets you offer it to them first, before the dates ever reach a platform.

  • More homes under management

For managers, growth also means new owners. Owner-side searches are priced like a separate business, so they need their own pages, offers and budget.

  • Photos and reviews that sell the stay

Guests choose on the dock, the hot tub and the view, then read the reviews. Seasonal photos and replies to every review carry into ads, the booking site and email.

One generic peak, many local ones
"Vacation rentals" in the Charlotte area fell to 1,300 searches in November and December 2025, rose to 8,100 in April 2026 and hit 18,100 in July. By September it was back at 1,900. A budget set flat across the year runs dry in July and wastes money in December.
Each beach books on its own calendar
"Outer banks vacation rentals" peaked at 1,900 searches in February and March 2026 and fell to 390 in April: those weeks are chosen in late winter. "Myrtle beach vacation rentals" peaked later, at 1,600 in June, and "airbnb myrtle beach" climbed from 480 in December to 2,900 in June. A beach house sells months earlier in one town than in the other.
Pets, oceanfront and cabins follow their own months
"Pet friendly vacation rentals" went from 10 searches in December 2025 to 590 in July 2026, and "oceanfront vacation rentals" from 10 in the fall to 720 in July. Cabins hold steadier: "cabin rentals" stayed between 260 and 720 all year, and "cabins in the woods" peaked at 3,600 in October. A mountain cabin can earn in the months a beach house sits empty.

Our approach: it depends, and the data decides.

An owner with one lake house, a manager with forty homes and a luxury portfolio need different plans. Four things decide where a vacation rental plan starts.

  • Your goals A larger share of direct bookings, fewer gap nights, a full off season, more repeat families or more homes under management. Each starts somewhere else.
  • Your timeline Past-guest email and destination search can add direct bookings within a season. A booking site that ranks for its town and property type builds over a year or more.
  • Your budget and your platform fees What the platforms keep from each stay today sets what a direct booking is worth, and so what a click can cost and still pay off.
  • Your market How many homes compete in your town, when your destination is searched and who travels there change which searches and months are worth paying for.

Data sets the monthly budget for each destination, ties every direct booking and its nights to the search, ad or email that started it, and shows when to move money between beach, lake and mountain homes.

  • Owner with one to three homes

Keep the platforms, add your own door

A simple booking site, the home on Google’s vacation rental results, destination search in the booking months and an email to every past guest before the season opens.

  • Property manager

Fill the portfolio and win new owners

Search and social by destination and home type, guest lists shared across the portfolio, reporting by property, and a separate owner campaign for growth.

  • Luxury or large-group homes

    Sell the stay months ahead

Video and social for reunions, retreats and multi-family trips, search on group and amenity terms, and a booking page built for a high-value inquiry, not a quick checkout.

If a vacation rental manager came to us, here is how we would start.

This is the pitch we would give a real client, built for a fictional manager of lake houses and mountain cabins with real search data. The company, its phone number and its website are invented. Sample data shows the kind of results a campaign like this tracks; it is not a client result and not a promise.

How our specialists segment search demand by buyer intent

We would split the account by the kind of stay, because lake, mountain, pet and group searches peak in different months and cost different amounts. Budget then follows each group’s season instead of sitting in one pot.

Lake houses

Families and friends planning a lake week close to Charlotte. Bid up from March through August, with the dock, the boat slip and the drive time in every ad.

SearchCharlotte area / moEst. click cost
lake norman vacation rentals170$0.56 to $2.67
lake houses for rent110$0.32 to $1.00
lake cabins70$0.54 to $2.08

Mountain cabins

The steadiest searches in the plan, and the ones that keep earning in the fall and winter when the lake is quiet. Hot tubs and fireplaces lead the ads from October.

cabin rentals480$0.38 to $1.16
cabins with hot tubs90$0.34 to $0.87
lake lure cabin rentals70$0.31 to $1.16
mountain cabin rentals70$0.45 to $1.44

Vacation homes

Guests comparing whole homes before they pick a place. The costliest clicks in the plan, so they run in the peak booking months and point to the homes with open weeks.

How our negative keyword governance protects the budget

  • Platform log-ins, apps and gift cards
  • Long-term and monthly rentals
  • Homes for sale and real estate
  • Hosting, cleaning and management jobs
  • Timeshare resales and vacation clubs
  • Destinations the company does not manage

Rental searches pull in guests looking for a platform log-in, people hunting for a year-long lease, buyers, job seekers and travelers headed to beaches the company does not serve. Our specialists load these exclusions before launch and review the search terms every week, so the budget stays on guests who could book these homes.

How we write and test the Google search ads

Each intent group gets message-matched ad copy engineered by our specialists to qualify buyers before the click and lift expected click-through rate.

Google’s vacation rental results

Vacation rentals are not a Local Services Ads category. Instead, Google can show each home in its travel results, with booking links that send guests to book on your own site, fed by your rental software with live rates, open dates and photos. We would connect every home, keep the direct rate at or below the platforms, refresh the photos each season and keep the office listing current with hours and replies to every review.

The Instagram ad

Social ads reach families before they search. From February they show the docks, the decks and the views to people within a short drive, and to anyone who looked at a home on the site without booking.

The email

A family that loved a house is the cheapest booking a manager can get, and only a direct booking leaves you their email address. This lands in January, before the spring rise in searches, so returning guests rebook direct.

Many guests find the home on a platform first and then search for it by name. The page shows the open dates, the full price and what booking direct adds, because a guest comparing two tabs books where the total is clearest.

Vacation rental marketing in Charlotte, and in the markets your guests come from.

We are based in Charlotte, a short drive from Lake Norman and the mountains and a large source of guests for the Carolina beaches. We plan rental campaigns for both sides: homes around Lake Norman and the Charlotte area, and beach and mountain homes that want to reach Charlotte travelers in their booking months. We also work with owners and managers nationwide, each campaign planned on its own destination’s search data.

Six booking leaks we fix in vacation rental marketing.

When we take over rental accounts and booking sites, these are the places we most often find direct bookings leaking, and what we change first.

  1. Bidding on the platforms’ names

Searches for the big rental platforms dwarf everything else, and nearly all of them are guests heading to the platform. We exclude those names and spend on the destination and amenity searches a direct site can win.

  2. One season for every home

In the Charlotte area, Outer Banks rentals were searched most in February and March and Myrtle Beach rentals in June. We set the budget by destination, so each home is advertised in the months its guests choose.

  3. Leaving the off season empty

Cabin searches held steady through the fall and winter while beach searches dropped. We shift money to cabins, longer winter stays and past-guest offers when the summer homes go quiet.

  4. A booking site that hides the total

Guests compare the direct price with the platform’s in another tab. We show open dates and the full price early, because a total that appears only at the last step loses the comparison.

  5. Tracking that stops at the booking engine

When the booking finishes on the rental software’s domain, ad platforms never see it. We track bookings across domains and send confirmed stays back to Google and Meta.

  6. Never writing to last year’s guests

A family that booked direct is the cheapest booking a rental business owns. We send next-year offers before the spring rise in searches, so returning guests rebook on your site first.

Questions vacation rental owners and managers ask us.

What is vacation rental marketing?

Vacation rental marketing is the advertising, search, listings and email that bring guests to a short-term rental and bring them back. For us it is measured in direct bookings, booked nights and repeat stays, planned around the months your destination is searched.

Should I take my homes off Airbnb and Vrbo?

Rarely. The platforms bring first-time guests you would not reach alone. The aim is the mix: keep them for discovery, and make sure guests who search your home by name, stayed before or search your destination can book on your own site.

Do Airbnb ads or Airbnb SEO replace a direct booking site?

No. A strong platform listing helps you rank inside the platform, but the platform still owns the guest. Search ads, SEO for vacation rentals and email build demand you keep, and they work best next to a well-run listing.

How much should a vacation rental spend on advertising?

It depends on how many homes you have, your open nights by month and what the platforms keep from each stay today, because that sets what a direct booking is worth. We start from the searches for your destination and their click costs, follow its booking months and adjust as booking data comes in.

Can you market homes outside Charlotte to Charlotte travelers?

Yes. Charlotte is a large drive-in market for the Carolina beaches, the lakes and the mountains. We time social, video and search to the months Charlotte guests book each destination, which can be months apart from one town to the next.

Do you work with rental managers outside the Charlotte area?

Yes. We work with vacation rental owners and managers across the US. The method is the same; the booking months, the click costs and the competition change by destination.
