Bed and breakfasts

Bed and breakfast advertising that fills every room, every weekend

Charlotte-area searches for a bed and breakfast peak in April, romantic getaway searches peak in January, and mountain inns are searched hardest in October. With a handful of rooms, every open night shows. We plan search, your Google listing, social ads and guest email around those months, and we count direct bookings, packages sold and couples who return.

  • 3.3xmore "b and b" searches in the Charlotte area in April 2026 (1,300) than in December 2025 (390)
  • 3.5xmore "romantic getaways near me" searches in January 2026 (390) than in June 2026 (110), Charlotte area

The short answer

What should bed and breakfast advertising do for an inn with only a few rooms?

Good bed and breakfast advertising sells the stay, not the room: the getaway, the occasion and the innkeeper, to couples planning a weekend, so the few rooms you have book direct and book again.

An inn with six or eight rooms cannot outspend hotels or travel sites, and it does not need to. Its guests search for a reason to go: a romantic getaway, an anniversary, a fall weekend in the mountains, a weekend away from Charlotte. Those searches are cheap and the hotels rarely write for them. We put Google Ads for inns on the occasion and the town, the inn on Google’s free booking links, social ads ahead of each season and SEO for bed and breakfast sites on package and town pages, then email every past guest. We judge it by direct bookings, nights filled midweek and couples who come back.

What innkeepers need their marketing to solve.

These are the gaps we find in bed and breakfast websites, listings and ad accounts. They are why an inn is planned differently from a hotel or a rental home.

  • Sunday to Thursday nights

Weekends often sell themselves in season. The money an inn leaves behind is midweek, and it takes retirees, remote workers and midweek packages to fill it.

  • A reason to book, not just a bed

Couples choose an inn for the anniversary, the proposal or the leaf weekend. Packages with dinner, wine or a spa visit give the ad and the booking page something to sell.

  • Occasion searches the chains ignore

Hotels compete on price and location. Romantic, couples and weekend getaway searches are where a small inn with a porch and a three-course breakfast wins.

  • Bookings that skip the commission

Travel sites bring first stays, then keep a share of every one. Guests who search the inn by name or stayed before should land on your own booking page.

  • Couples who come back each year

An anniversary happens every year. A guest list you own lets you invite last year’s couples back before the date, and sell gift certificates to their families.

  • The innkeeper as the brand

Guests book a person and a house, not a room type. Photos of the breakfast, the rooms and the hosts, and replies to every review, carry that into every ad.

Spring is the bed and breakfast season
"Bed and breakfast" in the Charlotte area fell to 1,000 searches in December 2025 and climbed to 2,400 in April 2026. "B and b" went from 390 in the winter to 1,300 in April and 1,000 in May. Spring weekends are chosen in March and April, so the budget has to be live by then, not in summer.
Romance is searched in winter
"Romantic getaways near me" peaked at 390 searches in January 2026 and fell to 110 in June. "Romantic getaways in nc" reached 590 in January, and "valentines getaway" had 110 searches in January and 70 in February against almost none the rest of the year. Couples packages sell in the coldest months, when weekend rooms are easiest to fill.
Mountain inns sell the fall
"Bed and breakfast blowing rock" peaked at 320 searches in October 2025 and dropped to 90 in March 2026. "Weekend getaways from charlotte" held between 260 and 480 all year, highest in August. A mountain inn advertises leaf weekends to Charlotte from late summer, while a town inn near Charlotte can sell short escapes in any month.

Our approach: it depends, and the data decides.

A four-room farmhouse, a twelve-room historic inn and an inn that also hosts small weddings need different plans. Four things decide where a bed and breakfast plan starts.

  • Your goals Fuller midweek nights, more direct bookings, more packages, a stronger winter or more small events. Each one starts in a different channel.
  • Your timeline Past-guest email and occasion search can fill rooms within weeks. Package and town pages that rank in search build over a year or more.
  • Your budget and your rooms A few rooms and the commission you pay on travel-site stays set what a direct booking is worth, and so what a click can cost and still pay off.
  • Your town A mountain town, a wine region and a historic downtown are searched in different months and by guests from different cities.

Data sets the budget for each season and occasion, ties every direct booking and package to the search, ad or email that started it, and shows which nights need a push weeks before they go empty.

  • Small inn, four to six rooms

    Keep it simple and personal

Occasion and town search in the booking months, the Google listing and free booking links kept current, and a warm email to every past guest before each season.

  • Historic or destination inn

Sell the place and the packages

Social and video that show the house and the town, package pages for anniversaries and leaf weekends, and search for the region’s getaway terms.

  • Inn with events and dining

    Rooms, tables and small weddings

Separate campaigns for overnight stays, dinner guests and elopements or rehearsal dinners, with reporting that shows what each brings in.

If an innkeeper came to us, here is how we would start.

This is the pitch we would give a real client, built for a fictional seven-room mountain inn with real search data. The inn, its phone number and its website are invented. Sample data shows the kind of results a campaign like this tracks; it is not a client result and not a promise.

How our specialists segment search demand by buyer intent

We would split the account by the reason for the trip, because inn, romance and weekend searches peak in different months. Each group gets its own ads and its own budget calendar.

Bed and breakfast searches

Guests who already want an inn. The largest group, bid up from March through May and again for the leaf season, always pointing to rooms with open dates.

How our negative keyword governance protects the budget

  • Chain hotel and motel brand names
  • Vacation rental and home-sharing platforms
  • Breakfast restaurants and brunch
  • Inns for sale and innkeeping jobs
  • Couples counseling and therapy retreats
  • Towns the inn does not serve

In the Charlotte area, chain names that end in "inn" are searched far more than any bed and breakfast term, and "couples retreats" pulls in counseling searches. Our specialists load these exclusions before launch and read the search terms every week, so a small budget stays on couples who could book a room.

How we write and test the Google search ads

Each intent group gets message-matched ad copy engineered by our specialists to qualify buyers before the click and lift expected click-through rate.

Google Maps, travel results and free booking links

Inns are not a Local Services Ads category. What a nearby couple sees first is the Google listing: photos, reviews, hours and, in Google’s travel results, free booking links that can send guests straight to your booking page. We would connect the inn’s rates, keep the direct price at or below the travel sites, refresh photos each season and reply to every review in the innkeeper’s voice.

Bed and breakfast advertising in Charlotte, and in the towns your guests drive to.

We are based in Charlotte, a few hours from the mountain towns, wine country and historic main streets where many Carolina inns are. Charlotte is also one of the largest sources of their weekend guests. We plan inn campaigns for both sides: bed and breakfasts in and around Charlotte, and inns elsewhere that want Charlotte couples in their booking months. We also work with innkeepers nationwide, each plan built on its own town’s search data.

Six booking leaks we fix for bed and breakfasts.

When we take over inn websites and ad accounts, these are the places we most often find bookings slipping away, and what we change first.

  1. Bidding on "inn"

Chain hotel names that end in "inn" are searched many times more than any bed and breakfast term in the Charlotte area. We exclude those names and spend on the occasion, town and getaway searches an inn can actually win.

  2. Advertising in summer, quiet in spring

Charlotte-area bed and breakfast searches peaked in April, not July. We move the budget to March through May and to the leaf season, and keep a lighter winter campaign on romance.

  3. Selling rooms instead of occasions

Ads that list a room type and a rate look like every hotel. We lead with the anniversary, the fireplace weekend or the leaf drive, and send each ad to the package that matches it.

  4. Empty midweek nights

Most inns fill Friday and Saturday and leave Sunday to Thursday dark. We run midweek offers to retirees, remote workers and past guests, and report nights filled by day of the week.

  5. Gift certificates hidden on the site

Families buy getaways as anniversary and holiday gifts. We give certificates their own page, ad sitelink and December email, and count every sale as revenue.

  6. No word to last year’s couples

A couple who celebrated at the inn often wants to return for the same date. We email them weeks before it, with the same room held, so they book direct before they look anywhere else.

Questions innkeepers ask us.

What is bed and breakfast advertising?

Bed and breakfast advertising is the search, social, listing and email work that brings couples and travelers to an inn and brings them back. For us it is measured in direct bookings, packages and returning guests, planned around the months your town is searched.

Is a bed and breakfast marketing plan different from a hotel’s?

Yes. An inn has a few rooms, a host and a house to sell, so it wins on occasions, packages and the town rather than on price or location. The plan follows getaway and romance searches that hotels mostly leave alone.

Should I stay on the travel sites?

Usually, yes. They bring first-time guests you would not reach alone. The aim is the mix: guests who search the inn by name, stayed before or come for a package should book on your own site.

How much should an inn spend on advertising?

It depends on the number of rooms, the open nights by month and what you pay travel sites per stay today, because that sets what a direct booking is worth. We start from your town’s searches and click costs, follow its seasons and adjust as booking data comes in.

Can you bring Charlotte guests to an inn outside Charlotte?

Yes. Charlotte is a large weekend market for inns in the mountains, wine country and the small towns of both Carolinas. We time search, social and email to the months Charlotte couples plan each kind of trip.

Do you work with inns outside the Charlotte area?

Yes. We work with innkeepers across the US. The method is the same; the seasons, the click costs and the competition change by town.
